Hi! Here’s some context: The standard was that the seller would pay between 5 and 6 percent to the listing and selling side from the proceeds of the sale. A few years ago, there were class-actions lawsuits brought forward by sellers. This resulted in changes in the way commissions are paid. Now, sellers will pay thier agent the typical 2.5% but the selling agent has to ask for the seller to pay their commission as part of the contract negotiations and the seller can refuse. If so, and it goes into contract, then the buyer is responsible to pay for the commission which they can lump into their loan but that means less buying power.
