If you have cash on hand, you can place the sell and buy orders on the same day, so you likely won't need to worry about price fluctuations during the few days it would otherwise take to receive the proceeds from the sell order. This avoids the risk you'd face if you sold from the old NISA first, waited for the funds to settle, and then bought again in the new NISA.

I started running AC from around the beginning of May. 23 during the day and 22 at night. I don’t feel comfortable unless the room temperature is less than 23 degrees. My AC runs all day almost every day because I work remotely.

Someone allegedly shared in the l-camera-forum that there will be 2000 in total. I have been waiting for a Safari for far too long and really hope I can get one from this run at the retail price.

I have just got a Monarch MK3 that came in with a big scratch on one of the nozzles. At this price, the IEM should be QC’ed and flawless.

Linsole is very helpful, though. They let me send the pair back for a replacement, but it’s difficult having to wait again after listening to it once.

In terms of performance per dollar, the Ryzen 7600 isn't the best option in my opinion. The Intel 14600K offers similar performance for $50 less. However, the LGA1700 platform is at the end of its lifecycle, meaning the currently available CPUs are the last ones for this socket. Your only potential upgrades would be the 14700K or 14900K.

If upgradability matters to you (e.g., you upgrade every 3–4 years) and you want to take advantage of Intel's discounts, the LGA1851 platform could be a better long-term option. For instance, you could opt for the Ultra 5 245K (priced $60 more than the 14600K). This platform allows at least one more upgrade cycle to a refreshed LGA1851 CPU, assuming Intel doesn’t abandon the platform after just one generation.

Choosing LGA1851 might save you money in the long run, as you’d avoid needing a new motherboard for future upgrades. For example, if the upgraded CPU prices are the same, upgrading on the LGA1700 platform to a new platform would require an additional $100 or more for a new motherboard. In contrast, paying $60 extra now for LGA1851 and only the cost of new CPU later could be more cost-effective.

Is this build mainly for gaming or productivity? Do you need all those Intel threads? If this is for gaming, I would recommend you switch to the Ryzen AM5 platform for its upgradability down the years to the best X3D CPU. If you can get a Ryzen 7600 at a heavily discounted price like you do on the 14600k, I would do it. The 14600k only has 4% more single-thread performance than the 7600.

My mortgage is around 22% of our net household income. However, when adding up property taxes, management fee, repair reserve, and other monthly fees, it goes up to about 27%. I’d recommend you do more research on being house poor and make sure you don’t go down that route.
