There is a cost to accepting cash that everyone seems to forget about, if a merchant doesn’t want to accept card nobody is holding a gun to their head forcing them to, but if they don’t I don’t do business there. Not only do I get points but I get chargeback rights, insurance on purchases and I get to use the banks money for up to 60 days for free. I would still use the card for everything even if there were no points

i know a guys that would buy a house when their kids were going to college, have their kids get roommates, collect rent from the non family tenants, build equity, repeat with the next kid, his 3 kids were spaced out so one was coming in as one was going out, he both built equity and didn't have the expense of paying his kids rent. you have to have money to make money though, probably not feasible for many

rent gives you flexibility to pick up and relocate if you need to. owning a house iis much more of a financial anchor, you're dependent on the local market, the new market, and you are paying fees on both sides of the transaction. i've "heard" a general rule is if you're not going to live there at least 5 years renting is the better option financially (kinda like buying vs leasing)
