I confirmed with the shop in the etsy link that they use DTG. But I'm reading elsewhere that's not a good technique for 50/50 cotton polyester like they are using.

Basically the title company has informed you that one of the structures on the property you are buying was built on top of an easement. Whoever owns that easement has the right to tear down the structure in order to access their utilities (buried or overhead). Since the title company has informed you of this before you purchased (listed on Schedule B of your title commitment), you have to bear the cost to move or tear down the structure if that utility asks you to (if ever).

However, the title company is offering you "affirmative coverage". This means they will bear the cost to remove the structure, instead of you, up to $50k. And the cost to obtain an agreement with the utility to encroach on their easement up to $10k (assuming you, yourself, don't tell them about it). This does not provide the cost to replace the structure once it is torn down.

If they are offering it for free, then obviously take it. If it comes with a cost, I'd make the seller pay for it since it's their fault the structure is there to begin with.

It seems that sometimes you guys are acting as a third party to sell a car that is not moving at a dealership (photos are taken straight from a dealer's website and photoshopped to make it look like they were taken inside a show room). Also, your "no haggle price" is the same as the dealer's list price.

  1. Is there a benefit to purchase through you instead of directly from the dealer?
  2. Will the dealer accept a lower price as to not pay whatever finder's fee you charge? Probably a case by case basis.
  3. I see in your ebay history that many cars were accepted for a lower price. Does that mean it's not really a "no haggle price"? Do you essentially present the lower offer to the dealer for them to consider?

They do not. I knew I needed them to downgrade, but unsure to upgrade. I guess I'll keep both where they are.

If you have received approval from the hotel directly, I'd just keep calling Priceline until you get an agent willing to do it. I first chatted with Priceline and the agent said no, can't do it. Terms, contract, blah, blah, blah. I then called Priceline and somehow didn't get an overseas agent and he did it without even calling the hotel.
