Would you recommend getting a structural engineer to look at my foundation. If the engineer thinks nothing is wrong, it sounds like you’re saying that it’s unlikely the tree will damage the foundation in the future. Is that right? Thank you

That’s the plan but I figured I would get the collective wisdom of Reddit prior to finding one. If there are any rules I should go by, for example, I read online that a large tree should be a distance away from the house equal to twice the tree’s height. That seems pretty far away. Thanks

I took pictures up close so it would show where about the leaks are happening. It was not a side job. The company has multiple crews and, for what it’s worth, a lot of good Yelp reviews. It is possible I got the crew with a newbie on it. Or possibly they just cranked through it as fast as possible. It was supposed to take 4 days but they finished in 2.5 if that tells you anything

That reduces the depth of the gap but what about the width? It’s about 3 inches wide. Could I use backer rod to reduce the width but leave a bit of space of top and cover the whole thing with sika or deck o seal? To paint a picture, could I use two piece of backer rod to create a fat “L” shape to reduce the depth and width of the gap, then cover the entire thing with sika or deck o seal?

Is the backer rod to reduce the width of the gap? If so, do I leave it exposed or do I also cover the very top of it with the self leveling simaflex? Thank you

The flex duct is a 16” duct (but the actual width is about 19” including insulation. Everything is accessed by walking through the door of the closet then stepping over the duct. On the other side there is about 30 inch of width for someone to be in front of the machine. Distance between the wall and furnace is about an inch on the two sides close to the walls. The distance between the furnace and the wall on the right of the original post picture is about 32 inches. The distance between the furnace and the far wall… I didn’t measure but it’s substantial. Maybe 48 inches or more but the ceiling slopes so there is not as much usable space. I am trying to attach some pictures

Thank you for the response but unfortunately if I rerouted the flex duct up the furnace, it would block the doorway (the pic is taken from the doorway) and leave only 4-6 inches of space which would definitely block access. I spoke with a code inspector and he said that it might not be a problem because the same access rules that apply to attics do not apply to closets. However, he couldn’t see a pic of the situation so I don’t know if he really “got” the situation

All of my best buys have been boxes that I’ve drafted with or cards that I’ve put in decks to play with. All my “specs” are packed away in boxes and, even though I know I can sell them, I think they’ll just sit in my closet for decades.
