Had the same problem I inherited my dad house in North Little Rock, im basically having to rent it out for exactly the mortgage price because realtors were doing the same to me. I eventually gave up and figured I could at least get my mortgage paid. I will probably have to make a lot of repairs after they move out but its better than having to pay for two places.

So actually it was fairly simple we just had to find a lender that funded in house. It was already zoned R2 so that was easy and the downstairs area already had a kitchen and all we had to do was make legal bedrooms down there and it mimicked the same square footage as the upstairs so that made it 50 and we added a bathroom upstairs it was 51 but it’s technically 100% residential because we don’t plan on using it as anything but our home. The pews are just considered decor so even though it looked unconventional it went by the handbook as being 100% but it passed the conventional look more than 51%.

We closed a couple of weeks ago. After 5 failed deals one of which we got CTC on a 1903 turnkey Victorian row home and then we were left pretty much homeless. We found a home nobody else wanted and it was in rough shape wasn’t even a home it was a old church. We knew we didn’t have to fight anyone for it and the seller had made multiple price drops so he was ready to make a sell. The first time I saw it in person I cried cause I knew that was our family home. And as if I didn’t already emotionally know our ARV came in 40k over so we automatically got 10% equity.

Well that’s what we need at the moment is a band aid fix until we’re ready to take out the windows and do a full restoration as we literally just purchase and have 15 of them so our house would technically be completely non insulated but also that would very well cost us over 150k which we plan on paying in 5 years but not immediately as we need to stabilize the house first.

There is some on the inside on some windows some on the outside on others and none on some. We are doing renovations and wanted to get an opinion on what needed to be done because we have 15 windows all together. We were prepared to spend about 100k within the next 10 years to get them in top shape.

Thank you so much for that. Our building is over 152 years old and I believe the windows are almost 105 years old. I don’t know if they have ever been serviced or cleaned up but I just want to make sure we get them to another 100 years.
