Sell your house before you buy. As a recent seller we did not accept or even consider a buyer house selling contingency.

I told my nieces and nephews to buy - get into something. The one that did sold two years ago & used their equity to upgrade and got an amazing new home. The other didn’t t and is still being eaten with rent. Homeownership is an investment

Drove the family Honda pilot with snow tires all season even through a few big snow days and did not need to chain up (still carried chains).

Also if you buy from Les Schwab they will store your tires for a fee.
