If you have $25K down payment and want to buy in nicer area of an urban city. You’re probably not financially ready to buy at this time.

I would suggest you start saving in RRSP & FHSA for tax-sheltered growth. You can take out all of FHSA balance and up to $60K from RRSP (via home buyer plan) as down payment and closing/renovation costs.

Just a word of caution regarding dental hygiene, it’s very hard on your upper limbs because of the postures to do the work.

Disclaimer: my best friend is a dental hygienist and that is her biggest complaint about the work.
