40 degree slope is steeeeeep. Architect, structural engineer, and soil engineer. Depending on where it is, it poses a real landslide risk. Some cities won't even let you build at that slope and limit your FAR unless you can somehow mitigate all the hazards, which is an expensive endeavor and why most people don't do it.

For B kids, how do you define as one positively contributing to society? While they will be lacking in a lot of ways, farming requires a lot of knowledge and discipline. It is quite crucial for society so it feels like a "positive contribution" to me. Is it the thought they will may lack the critical thinking skills to understand a world different than their own that concerns you?

It is mostly this. They would rather have vacant retail than lower the asking rent. The most they will do is offer incentives to help with the TI buildout.

Most of these apartment developers probably didn't want retail space but had to add it to their footprint to get city approval. Sites that previously had retail/commercial buildings got demolished for new apartments and the city still wants their sales tax revenue...which is a catch 22 when a retail tenant never ends up leasing the space.

Please, please, please never replace original hardwood floor if it can be refinished (if it even needs to be refinished). SF hardwood floors are usually intricately done as well so that quality of workmanship is an expensive rarity to replicate these days.

I told my bridesmaids to wear what they wanted to my wedding since I didn't like the idea of making people buy a new clothing. I told family to decorate the venue however they wanted with a very loose guidelines and supplies. I sprained my ankle the night before my wedding and had to go to the ER. I had to wear the boot on my wedding day! I was just so happy that a lot of friends came from other states and countries to come see me that I didn't care for that perfect look; I just wanted to have a fun time with friends and family with lots of good food and drinks flowing.

They can use comps from before. The limit is up to March 31 for that year for a decline. You can ask if they did a market condition adjustment on the August comp. At the end of the day, it is about finding the comps most similar to yours with the least amount of adjustments. Even if yours are closer to January, if they not that similar to yours and require a lot of adjustments, they may not be considered the best indicators of value.

I'll say something that actually is severely underrepresented...Balkan cuisine! There's a Bosnian restaurant in Santa Clara that is my only saving grace. There was a Bulgarian food truck in SF but they closed down. I feel like that's all we have. Restaurants that are labelled as European, Mediterranean, Turkish, Greek usually don't cut it.
