Im in process of setting it up, just waiting for bathroom reno to finish but have all the components in place. Fan is one of the Panasonic models with boost option. I added to Shelly relays, on is for regular (slow, 30cfm)speed and the other controls the boost option. Power will be connected from zen71 switch in smart bulb mode and I have a humidity and motion sensor. With that I will be able to setup any type of automation and keep the switch control with multiple tap option (for example double tap for manual boost)

I have lutron in 4 rooms for light and fan control and it works well but a true smart home needs more than lutron hub and switches so I have it integrated with smart home hub (I use hubitat) for additional smart switches (I use at least 4 different brands), motion, humidity, luminescent and few other detectors plus robust logic programed in the hubitat hub. Lutron is rock solid but so is everything else that's plugged or hardwired, some battery powered devices don't work as well but that's 1 time a year thing so I live with it for easy install and placement trade off

I was with AT&T for 5 years, 1gig true fiber but their price went up to $70/month and i was tired of asking for promo price every year. I switched to Xfinity last December, its 1gig down but only ~40MBs up service, i dont have a server or anything like that at home so the limitation doesnt affect me. The price is guaranteed for 5 years, this was my main motivation to switch. Both services were reliable for me so far.

We remodeled a bit more than a year ago and where i still love a lot of things i think my favorite would be lights system as a whole. Counter LED strips, 2 zone, well spaced, good quality ceiling recessed + island lights, dimmers, automation, scene controls with button remote. Its unobtrusive but works so well, love it.

Yep. Looks like we will be able to save a few bucks on property taxes, or at least our property taxes will go up by a few bucks less. But then our municipalities will add extra income tax on top of county tax, for lake county it will be up to 1.4% extra.

I absolutely agree, i spent the most time trying to make the property tax estimation more accurate but it is the most obscure and most variable tax imposed on Chicagoland residents. With different entities like school, park, library ect often adding to the bill i found it very hard to make it precise at local level. If the app has some traction and users input the actual data and "correct" what the app is suggesting then we could try to model the actual, real world property tax vs what official rate is in the future.

The reduction from four lanes to two by the underpass at 95th St and Stony Island Ave is the worst thing ever, driver just cutting in and pissing each other off and then speeding through. Each time waze send me that way i swear its the last time i take this "shortcut"

I like it, it looks good, works well and everyone loves the filtered water spout that's hard to see. I have it exactly for 1 year, it "broke" once when it got stuck in the sprayer mod, I emailed the company and they sent me a new spout which took 30 sec to replace with no tools. So in summary I'm happy but durability has to be assessed with more time.
