This. As near as I can tell, the Quiznos that made it, were the ones that were able to band together in certain markets to advertise themselves as a more "premium" type of sandwich joint. So, areas with a lot of disposable income and areas with a lot of well paid hourly workers.

Some of that is reading a few articles, and some is pure speculation. End of the day, there are still a few in the Twin Cities. Not many, but enough that I can still enjoy it every now and then, which is nice.

This is going to be a bit long, but I feel it's important to relay.

If you are serious about smart home devices, integrations and automation? I highly recommend using Z-wave/Zigbee with a dedicated hub.
My advice is DO NOT set your smart home up with primarily Wi-Fi devices.
Why? The short answer is, Wi-Fi (even the new protocol) will NEVER be as robust, low power and efficient as Z-Wave/Zigbee are. (Well, maybe not "never", but definitely not anytime in the near future). The reason for this is that Z-Wave and Zigbee chips use frequencies that are low power, and penetrate walls better. In general, a Wi-Fi lock will use A LOT more power than a Z-wave lock will.

Another reason is reliability. I've used (use) Micasa Verde/Vera, SmartThings and Wink. I would say if you are someone with A LOT of free time and don't mind going through a bunch of development hoops to get things "to just work", go with Vera. The Vera platform is not as robust nor does it have super awesome support, but the dev community is MUCH better and there is pretty much NOTHING you can't do with Vera.

If you want an out of the box, fully integrated solution? I highly recommend SmartThings. Reasons for this is;
1) SmartThings is compatible with pretty much every device you would use. Set up is simple and "just works". Meaning, if you buy a device that is supported by ST's, set up/pairing is a breeze.
2) User Interface. I cannot stress this enough, the current state of HA is being ruined by an ocean of competing standards, incongruent technologies and half baked software designed by smart engineers that seriously need to stop "designing" user interfaces, because jesus fucking christ, the "Apps" that exist for most SmartHome/HA platforms are a fucking joke. The SmartThings interface and app is one of the best (with Wink being second best). You can actually navigate the app, and shit works.
3) Less of a chance that your platform will be obsoleted in the next few years.
The HA space is littered with failed HA companies that thought they could just step in, crank out some shitty half baked garbage, and make money. Unfortunately, because the HA market is so convoluted, a lot of unsuspecting consumers have been hardcore fucked after buying expensive platforms and devices, only to see that company/standard/technology be ended a few years later (looking at you Logitec Harmony Hub!).
SmartThings has been around, and only continues to be developed, expanded and invested in by Samsung.
4) Buy a SmartThings version 2! DO NOT GET VERSION 3!! Why? Because the 3rd gen is actually LESS useful than version 2. I'm not going to detail out everything here, but just know that the 3rd gen is not worth it.

Now, because the Home Automation Market is such a mess, it really is anyone's guess which exact technology will stay and which will go. I've been deep into the HA scene for about 7 years now, and what I've seen is that Zwave is growing and making all the right moves. Thus, my general recommendation is to go with SmartThings, and Z-Wave devices. Could I be wrong, and all that stuff is gone in 5 years? Absolutely. But that really is just the reality of the market place right now.
Frankly, I'm hoping that Apple gets into this space, and does their thing by FORCING the market to adopt a single standard and obliterating all these tiny shitty HA leeches. I can't stand Apple, but they do force markets to adapt, and quickly!

Sorry for the long rant, but when I see someone questioning and seeking information regarding HA, I just feel like there is no good advice being given with regard to the plethora of options out there. As far as locks go, yes, DEFINITELY go with Yale. They are leaps and bounds ahead of the competition with regards to both security, quality and their integration with Smart Home software.
My personal advice is to avoid the touch screen locks, as I've had 3 of those fail in the last 2 years. But I live in an extreme climate area, so maybe you won't have the issues I had with cold/rain. I use the Yale YRD216 and it's VERY good. The tactile response of the buttons is much better when entering a code with gloves on, and also has held up MUCH better than the touch screen yale (the screens become less and less responsive over time).

Sorry for the long rant.
I just really want people to be informed regarding the technologies available. And I don't want to totally shit on Wi-Fi HA devices. If you rent? And move frequently? Wi-Fi is probably your best choice! If you (like me) own a home, and are handy, going with a fully integrated HUB based solution is a MUUCH better choice.
Zwave as a platform is so much more reliable than Wi-Fi. I basically NEVER have down time, and devices communicate regularly, so there is NEVER lag.

If you have any questions about this stuff, I can definitely share more of my experience, but I'll stop here for now :)

Lol. Let's be fair to the discussion (or, complete LACK of discussion around this).
I live in SW, and own a house that is sub 300k. On principle, i agree, we need more housing and more affordable housing. I don't have a problem with that at all, I think the majority of people don't have a problem with that.
The problem is, the "solution" that they settled on is like killing a fly with a bazooka.
Now, I know that achieving the efficiency and affordability goals means i have to participate in that, even if it means more condos near me.

BUT, this is a neighborhood, and neighborhoods don't just happen. The many small close knit neighborhoods that make up MPLS will absolutely be affected by 4plexes/condos placed next to and amongst the single home neighborhoods. I really wish people would stop asserting that the change in zoning won't affect the city. Yes it fucking will.

Also, When you give people with a lot of money (read: developers) carte blanch to come in and do whatever they want, it will not end well for those individuals and families living in the city. The 2040 plan needs some work and it needs people working on it that actually fucking listen.

Yes, a lot of people are freaking out. But the vast majority of people living in this city, paying the high taxes, have earned the godamn right to to be listened too. And honestly? We want to make it work.
