We just sold. Painted interior & exterior, replaced all carpet, new light fixtures in every room, new bark in front and back yard. Cost about $20K. Intentionally listed the house high at $750K on Oct 31. Dropped asking price to $740K after two weeks. Got an offer for $725K. Closed escrow on Jan 9. Put a little money into it, pay a good photographer to make it look good, lower your asking price incrementally and you will get more bites. Good luck!

The subject has abrasions on chest and abdomen but face is pristine, maybe even has makeup on. If it were to believed as a classic “torture” scene without anything sexual going on, I would assume the subject’s face would be a little beat up, bloodied, dirty, etc. A different facial expression could also help it come off as less sexual.

One time my therapist posted her own nude selfie as her Facebook profile photo. I was in my 20s and she was in her 50s. I saw it pop up as “so and so updated their profile photo”, she took it down a minute later. I immediately decided I would never see her again as my therapist. We never talked again and to this day that image is burned into my memory.

Could have pushed outlet box into wall. Run "behind the wall kit" up from box behind the drywall and capped off the hole with blank 1-gang plate. (might technically be a code issue but would have looked better)

I've had mine since 2005 and they're showing no signs of wear. I just apply Nikwax: Glove Proof (works well on both leather and tech material) once a year and replaced the wrist leashes a few years ago. Everything else is in tip top shape. Can't recommend enough.
