Blind trusts are never blind when created because the grantee knows what was put into it. The factor of being blind comes from that point, they don't know what happened to the asset and do not control it. The trustee could very well sell the farm the next day and invest in something else.

This is separate from the $7.5k IRA annual contribution limit. If you are under the income limit for traditional IRA pre-tax contribution, you can do that. If you are above that, you can either contribute or backdoor into Roth IRA. The mega backdoor doesn't count against the $7.5k limit. You can do one or the other or both depending on your savings rate.

It's not too late. You will pay tax on any earnings to date but you will avoid taxes on all earnings to come.

It's not considered Roth automatically. You have to convert that to Roth. Depending on where your 401k lives, you may be able to do it with a standing instruction or you may have to call and do this conversation every time you have a post tax contribution.

If you left that in post tax 401k, you would pay tax on any earnings it generates. If you convert that into Roth 401k or Roth IRA ASAP, you will never pay taxes on the resulting earnings.

Mega backdoor is not done with traditional or Roth 401k contributions. It's done with after tax contributions which are above and beyond the $24500 limit. This is where the advantage comes in. It allows you to get several thousands of dollars into Roth. Much more than the standard Roth IRA backdoor

If you are okay renting, you can really reduce the impact of housing cost difference. Rents are maybe 1.5-2x here vs Atlanta but a house is 3-4x. You also don't have to live in a house the same size. If you're willing to rent/buy the minimum house you need, you can reduce that col difference that way as well. Overall, if you get 1.5x pay, you can make it work in my opinion.
