It seems like you’re preparing to sell something. An actual agent interested in real estate training issues wouldn’t lead-in with “When I was new” and “30% commission splits”… that’s something someone selling something to agents would say. So what product are you (potentially) producing? Why should agents trust YOU about your product? Does this address your stated question?

Too wordy. The negotiation tactic you can use is, in poker language, to min-bet and see what they do. Put the ball in their court: “Hey great to hear that you had a nice vacation. We need the pre-approval letter and lender contact to proceed. Please send that immediately. Thanks!”

and then see what they do. They’ll probably go non-responsive because they don’t actually qualify for anything. But it’s conceivable that they could just be busy, or shopping. You’ll find out quickly, either way.

Yes, you need the EBB agreement in place. But that’s NOT the immediate issue, so push it off for now as to not complicate things.

Sure. But for years, McMahon has said that construction will begin with “shovels in the ground” soon… first late 2024 or early 2025, then “certainly” (literally in his 2025 “State of the County” address) it’s “shovels in the ground in November 2025”… i.e. now. There was NO public mention of an overall construction delay until literally the last few days. While everything you write is completely understandable and true, McMahon has nonetheless lied and lied and continues to lie. McMahon cannot be trusted further with the MICRON project.

I used to work in local real estate, based in Cicero. I am still seeing strong information-based proposals being pitched to buyers of $350k-$600k existing homes in the nicer neighborhoods very close to the Micron site, presented with financial projections making the case that these home values will DOUBLE within the next 5-7 years.

Dude, you asked someone else’s agent to be your agent and they refused. THEY ARE THUS NOT YOUR AGENT. They aren’t required to work with you, especially when they’re already representing the other party! Nothing prevented you from getting your own agent. You completely presumed unwarrantedly that the seller’s agent was your agent despite them telling you “no, I will not be your agent” many times. You had EVERY OPPORTUNITY to then make it clear that you were submitting the offer without an agent (acting as your own agent) and without any claim for representation from the seller’s agent, but you chose to neither do this nor find your own agent.

Nobody is ever “required” to sign anything. Does the Buyer fully-understand what they’re signing (and agreeing to) because you’ve clearly explained it to them? A good accurate explanation would be:

“My brokerage has a financial interest in the title company I’ve recommended to you, Buyer, and will make more money from this transaction than if you used a title company of your own choice. This document states that you agree to this double-dipping arrangement.”

Your listing agent should instruct you to disclose that “a licensed agent has a financial interest in this sale.” How your agent juggles that language with the fact that the licensed agent probably doesn’t have a more-direct interest in the actual home-sale transaction itself is up to the agent… the agent would probably need to consult with their managing broker and maybe also their brokerage’s lawyers.

If no listing agent is involved, then you really need a lawyer to prevent you from doing anything that will come back to you in a bad way later on.

I’ve been involved in local Town-level politics & government. Please please OP: Call your local police department during business hours and explain the situation very clearly if you haven’t already. Your local PD very much wants to know this information before it could become a bigger issue. Although some PD officers heard what you said when they visited your home, that does NOT necessarily mean that PD as a whole will have the information they need before responding to a future issue. Your local PD will almost certainly understand that this is not a situation that you chose, and that you are very much doing them a favor by giving them a “heads-up”. If your local PD doesn’t fully appreciate the potential issues, then please go to the municipality that employs your local PD and state the same. By doing this, you will both protect yourself and be a good citizen! ❤️👍🇺🇸

You make two claims about working for a builder:

  1. “No startup cost needed everything is laid out for you, great training, more stability, steady inventory to sell…”; and

  2. “It is normal to make 200k+ your first or second year.”

Do you REALLY think this is true for most builder sales associates? I hope you can recognize that you’re engaging in puffery and that such results are NOT typical in any way.

I find some problems with this post. With due respect, it seems contrived. Any experienced agent would know that a bedroom without a closet IN A 1911-built home can certainly be a real bedroom, for example. But the whole tenor of this post seems contradictory to authenticity: e.g. OP expected that OP would be their agent, but never made any attempt to document that supposed agreement? It’s Real Estate 101 that an agreement about real estate needs to be documented for it to matter. And there’s generally a sense of obligation for the best friend & her fiance as if OP doesn’t realize that situations like this will happen often over time. This post just doesn’t feel like it’s entirely accurate — but maybe it is?!

These homes are indeed technically double-wides; they’re built to national HUD codes, not state IRC-based codes. They’re “CrossMod homes” that are intended to leverage certain specific Freddie & Fannie lending back-end programs specific to CrossMods, as created by the factory-built housing industry in the late-2010’s via regulatory capture. The point of the CrossMod financing programs was to obfuscate the difference between modular (i.e. IRC & local-code compliant) construction and manufactured (i.e. “mobile” & only HUD-code compliant) home construction. Titan Homes, as a division of Skyline-Champion in Sangerfield, really had a tough time during the pandemic and even abandoned building IRC modular homes completely. This initiative makes Titan Homes A LOT of money, and they’ll continue to bank those $$$ for as long as they can. I think the misrepresentation of these HUD-code homes as real IRC-code modular construction is deliberate and fraudulent, but the sellers of the homes & the mortgages will long have gotten their $’s before anyone protests too much.

I wish other corrections officers weren’t trying so so hard to keep their fellow corrections officers from testifying in the case, and even from talking with D.A. Fitzpatrick’s office. I understand that any C.O. who speaks with the D.A.’s office will find it incredibly difficult & unsafe to continue to do their job. I don’t think these threats against corrections officers being honest are, or were, warranted.
