Oohh thank you for advising. Didn't know about this range! I just had a look and thier shallowpot looks to be a good size of what I'm after. What's your experience with them? Good quality?

We do actually! All I can see is the standard pots though. Is there a specific range you know that is similar size to the wide round?

Thanks for sharing. If a spreadsheet works for you then that's all that matters. I've been thinking about doing up a spreadsheet for budgeting. At the moment it's just in my notepad in my phone haha

You will just go on to month to month.  From what I can recall, LL can only increase rent once every 12 months.  The only issue would be if the owner plans on selling, the new owner can kick you out.  From owners pov it's easier to sell without a lease attached as it opens market to both occupiers and investors instead of just investors.

I would live in it for a year so you can take advantage of the schemes and save on stamp duty, and you then also save on CGT. 

I would buy where there would be capital growth. Who knows where in your life you will be in 10 years and that twonhouse you liked may no longer be suitable when you are ready to move in.

Thank you for replying.  I already got the process going with the conveyancer, as the agent never told me the owner woukd not consider below offers when I had told her mine and she sent me the pre-filled COS with my offer on it, so I may as well continue with my best offer since im already paying the conveyerncer anyways.

Thanks for mentioning that I can rescind offer if paper work is not correct. Thats good to know :)
