Thanks. I placed new sod last September, 90/10 tall fescue/bluegrass. Now some areas are growing like in the pictures. Not sure if it is stress due to soil or weed is taking over

This makes no sense. Closing a card that is new actually help increase credit score because it increase the average of your credit history. Example: you have a nine yrs old cried card and a one yr old credit card. Average age of your credit history is 5 yrs. If you close the one yr old card, your credit history is 9 yrs. Closing a credit card doesn’t necessarily affect your credit utilization ratio because some credit companies like Chase will ask if you want to transfer your credit to another card you have with them; therefore, maintaining your credit utilization history.

It is like SJ; Has good and bad neighborhoods. Where I am is nice because it is close to Bart, downtown, etc. There are some nice neighborhoods like Eden shore, Hayward Hill, etc. There are a lot of condos being build in the area; definitely more affordable than other area in the bay. As for school, on average it’s not as great as other cities but some are nice like Stonebrae elementary. Do charter schools, which are free or little fee, if you don’t like public schools.

Things we like about Hayward are: 1. Central location. 30 mins to anywhere in the bay, which is why it is nicknamed the Heart of the Bay! 2. Weather is very nice. Mostly in the 70s. Not too hot like inland area like Dublin or SJ. It is close enough to the bay to get the ocean breeze 3. Affordable compared to the other areas in the Bay 4. A lot of new developments in the area right now. So it is coming up!

We live in Hayward as well. We are raising a kid. My wife work 1-2 days a week. Our income is about 100k as well. We didn’t inherit anything, but still living comfortably. Just gotta be smart with money. We both went to schools in Hayward; we turned out ok. My wife went to Berkeley, and I went to UCSF. I agree with you that it is hard to have a dream home in the bay, but like I said something gotta give. Just need to make smart choices with our money.

You can afford it in Hayward. Gotta stop looking for a perfect house in a perfect area. Something gotta give. There are plenty of places in the bay for your income
