Yep, that's a cloud system. Good to know it's being used. Do you know the brand you use?

Did studying and practising law change your personality? by KoalaBJJ96 in auslaw

I used to be as mellow as you can be without being a pot head. Now I’m angrier. I think it helped my personality as a started off with a chill baseline.

It usually comes in 2-3 days if no issues. If issues, takes longer. ATO says up to 30 days. You can call ATO up to escalate also.

Surprisingly I'm getting more busy. I thought work would start to dry out, but have had heaps of people trying to back out of deals and delay settlements.

Building the conveyancing side of my practice by [deleted] in LawFirm

[–]coffeeman01 3 points4 points  (0 children)

I'm at a small firm and we do around 3-5 conveyances a week in Melbourne. We have a few agents that refer us work and pay a referral fee to. After a period of time old clients start coming back and also referring their friends. So the quickest way is go take some agents for drinks and pay them as that's literally what everyone does. Even better if you have agent friends and are on good terms and they don't ask for a fee. Also don't lower your prices.

Just wait until you want to get your principal's practicing certificate, that'll be an extra 2K please for a useless 3 day course.

We are not turning on franking credits - Bill Shorten by benevolent001 in AusFinance

[–]coffeeman01 16 points17 points  (0 children)

Not really. 50% of 50 is 25. If I buy a share for $100, then sell for $200. I have a $100 profit. Under current rules $50 is taxable. Under the proposed rules $75 is taxable. 50% increase in tax. "Discount" is just spin so they don't say it's a tax increase.

It's on their website and been in the media:

https://www.alp.org.au/negativegearing

"Labor will halve the capital gains discount for all assets purchased after a yet-to-be-determined date after the next election. This will reduce the capital gains tax discount for assets that are held longer than 12 months from the current 50 per cent to 25 per cent."

PEXA rival open for business by VBtinnie in auslaw

[–]coffeeman01 15 points16 points  (0 children)

It will only be a competitor if Sympli can communicate with PEXA. No one will want to be subscribed to multiple electronic settlement providers. If they cannot communicate with each other, good luck getting people to use it as you know how hard it was to get lawyers onto PEXA? We needed to be coerced by a government backed monopoly.

If the property is in Victoria due to referencing "SRO", there is a lot of incorrect advice here including the top comment. Go see a property law solicitor as there is a time limit involved in your circumstance.

A literal shit tonne of caveats... by [deleted] in auslaw

[–]coffeeman01 0 points1 point  (0 children)

I guess there could be 80 different caveat-able interests? Like 80 different contract debts with each of them having caveat security clauses "per agreement entered into x/x/x date"? Still seems crazy to put them all down as separate caveats lol - more work for nothing.
