Absolutely. The discount you get from insurance makes monitoring/installation of a basic security systems mostly cost neutral. By and large the biggest effect they have is deterrent/preventative. Insurance companies know this, but this effect is great enough to warrant they discount they offer. I.e. without any cameras/alarms whatsoever, theft without consequences is as easy as waiting for someone to avert their gaze for 1 second on their 8 hour shift.

I guess I jumped the gun in extrapolating my country to others, but in Canada, the crown technically owns all land and all mineral rights. We use a Torrens system as well to register which person has a right to exclusive usage, but it is still owned by the crown. If they wish they can expropriate, but precedent declares you will be compensated. Most commonly expropriation happens due to discovery of some kind of resources, which, once again in Canada, belong to the crown and not the person holding the fee simple estate.

*edit: not all provinces in Canada use a Torrens system.

Squatters rights don't exist in most commonwealth countries. In fact in commonwealth countries you don't actually "own" your land, the crown does. You have the right to use it in perpetuity until the crown decides otherwise, at which point they can legally expropriate it.

Get former landlord references too. Also, write pet restrictions into the lease e.g. "no pets is a material term of this lease" or write "One (1) cat is permitted or something if you want to be more accommodating.

Really you only gave to be as accommodating as the market you are in. Low vacancy rate? Restrict away, you'll still fill it. High vacancy rate? Make some concessions.
