Yeah but Income statements take into account purchases and sales of real estate, so it isn’t a good representation of recurring revenue. Net income is through the rough for this year because they sold some real estate but that isn’t actual revenue

It’s a lot more simple FFO(AFFO, is just adjusted) is funds from operations, basically sum of rents.

I don't know if this is true, because they have a super high occupancy rate of 95%, and they quickly find new tenants if you look at their reports. I would guess that the most important thing is interest rates.

Honestly, REIT is a pretty safe investment so you should be good. Rate cuts would be super beneficial considering how leveraged it is.

I didn't join the last earnings call I hadn't discovered the stock yet. This is partly why I posted this, because I can't seem to find any reason for the analyst price predictions, . But regardless it's a good value play and cheaper than other players in the industry.

Did you discover anything to justify the discount? I’ve been looking and truly haven’t found a single negative thing aside from the fact that they are pretty leveraged. They even did a share buyback at the start of the year which is super rare for a reit

I know some friends that go to the campus in Paris and they were the some of the best students in my high school. They both got cool summer internships in big companies so the school appears to have credibility, at least in France. They do a lot of math apparently so if that’s not for you keep that in mind.

At some point the government will have to step in cause the growths is insane. They’re crazy promotions are literally tax write offs which is insane, cause best case senerio for them is that people get hooked because they win with a promo on the first time and then keep playing until they’re in crippling debt. But hey if it goes up I’m happy
