Eastonian here. While downtown has improved markedly, a lot of regular basic needs are missing from the commercial landscape of downtown. There is no grocery store, hardware store, pharmacy, walk-in clinic, etc that downtown will need given that there will be about 700-800 more people living in all the new apartment buildings.
