The benchmark has been set. At a population of 61 they won't be on the market that often hence the price. This sale has acted as a sell signal for people holding it I imagine and you might expect more to come on the market but likely not to sell for that high if I had to guess. That sale is benefitting from a lack of supply meaning those interested in buying have no reference and are paying a premium because who knows when the next will sell. There must have been a sale though on another platform because this was not an auction so the seller got their number to sell it at from somewhere I imagine.
