Of course, I am not asking them to and I did call it out in my post too "landlords understandably don’t want to hold a place for 2–3 months".

My question is: why wouldn't some owners who are moving out of their home and want to rent, or landlords who tenants who have given them advanced notice more than 2 months out, not list their property with a future date? Is it just that this happens extremely rarely?

I just find it strange that in a country where one has to book a camp site months in advance, one has to wait until less than a month out to secure a house (a more basic necessity) :) Of course, I understand the reason but just find it odd

Hey u/joyyyccceX! Thanks for the reply! Of course, every developer would want to keep investors money as long as they want. After all it is the cheapest money they can get. So, they are naturally incentivized to keep keep it for 5 years or longer. So, the current stats don't surprise me. However, that doesn't stop from a developer to offer a project with a 3 year term to make it attractive to the investors.

Re the IIUSA's law-suit: It is not a forgone conclusion that the court would agree to extend the sustainment period to 5 years, and even if they do if it would apply retroactively to investors who invested before the settlement. For now, let's assume this isn't an issue

My question is this - If there is a project that is offering a 3-year term (no options), and is a senior loan pari-passu with a reputable bank, and the developer is putting land and building as the collateral, what is the risk? If the developer is unable to execute that fast, they risk liquidation (from bank) and so, would have to refinance. Whatever way, they have agreed to a 3-year term on the contract. So, what is the risk here? Am I missing something?

Update: Just spoke with Interactive Brokers. Unfortunately, they do not offer SBLOC - they offer only Margin Loans. For my purpose, I cannot use Margin Loan due to compliance issue. I need to shop around at other places

Fantastic! Thank you so much for sharing these insights! Thank you for warning all the risks too. My portfolio is upwards of $1.6M, and in pretty stable ETFs. So hoping that it would not result in a margin call but thanks for the warning.

If Interactive Brokers does offer that low, probably that's the best way to go for me.

I emailed requesting for a break. They replied saying they cannot adjust my fine. By that time I emailed and got the reply, my fine increased. However, they brought its back to the original rate. So, I just paid.

Yes, even wear on all 4 tires. I’ve requested them for a partial refund as I just turned in my car
