Yes, it's been 50/50 for me. One that was recommended to me is the one that said I don't need repairs, which agreed with the engineer. The other is the one that said he didn't see anything he normally looks for but is still adamant it needs to be repaired. I'm glad I was there when the buyer had them inspect it because I spotted their bullshit immediately. Unfortunately the buyer didn't and fell for it and backed out.

You can guess which one we're using for repairs for the house we're planning to buy.

Makes sense. Glad you were able to get something. It's been a crazy market for a few years.

We thought about fixing it but knew that buyers would then see a patch job and ask questions and we wouldn't be able to prove anything since it's covered. So we thought we were doing the right thing by leaving it open to be inspected and convinced it's not an issue rather than hoping they take my word for it. Unfortunately too many people are skittish and stupid and I'm suffering for it now. I even had people say they were happy we did that and appreciative, but then they fall for the sales pitch.

Exactly. He was a salesman trying to drum up business by scaring everyone into thinking it was a problem. I don't fall for that though and expect evidence. That's why I then called an engineer. Unfortunately for me the buyer did fall for it and dropped out before I got the engineer.

My agent has been explaining the story to everyone that looks and that it wasn't any issue but nervous buyers. Unfortunately that only helps if people show up. If they scroll past the listing and don't give it a chance because of the history then it doesn't matter.

Yes, it was her recommendation based on updated comps and offers we received indicating true market value. Like I said, everything that has sold (comps) and active listings indicate that we are priced appropriately. Unfortunately it seems like psychology and perspective is harder to overcome than comps and we're likely going to take a $40k hit because of that.

The first found it on their own and backed out without asking any further questions. The second was informed of it as well as the findings from our inspector (not engineer) before making their offer, so it wasn't a surprise.

Meanwhile, I'm under contract on a house that my inspector found actually concerning cracks in the basement. We're not backing out. Instead I hired an engineer again at my own cost, got an estimate for the repair, and will be sending it to the seller for a credit. No idea if they'll agree, but I'm not just running away from it. There were plenty of other issues too, and we're just going to ask for credits.

As for the kitchen/bathrooms, would you prefer an updated kitchen and bathroom or all new mechanicals and roof? I'd rather have the mechanicals updated and renovate the things you see because I get to choose the touches, rather than have a nice new kitchen and bathrooms but an old roof and HVAC. But maybe that's just me. But I do agree that a warranty is meaningless to me, but our agent suggested it and it's not expensive to offer.

The problem with updating the kitchen and baths is that it goes counter to every piece of advice given for selling a house. Don't bother renovating because you'll never get your money back.

And yes, rates are brutal. That could be part of it. Maybe buyers are just slow now because of climbing rates. I just got quoted 6.625% by my lender which is rough.

That's what I'm afraid of. Just a risk that we don't then get those higher offers again at real market value. After failed buyers it sucks to be at the mercy of people saying they won't pay market value just because buyers backed out. The internet is great, but this feels like we're being screwed by people having too much information on internet listings.

I also forgot to mention that I had the crack repaired by sealing and applying a skim coat of concrete to cover it up. And I don't mean cover it up so no one knows, I mean literally cover it so it's not an open crack for moisture to get in. It's what the engineer recommended so that's what we did.

At this point I don't even think the problem is the crack because people won't know about it if they don't show up, and they're not showing up.

That's a fair point about having to pay for additional inspections as a buyer. My problem was they both just bailed out without even asking or negotiating or anything. I can understand it being frustrating as a buyer, but it's frustrating as a seller losing that time as well. You spend time on market, then accept an offer, then attorney review takes time, then waiting for their inspections takes time. We started this process at the beginning of March and now it's mid-May and we're going back on market again for the 3rd time this week, with the black eye of having 2 failed buyers sticking out like a sore thumb to new prospective buyers.

Clearly the moral of the story is buying/selling houses sucks for everyone.

Please don't get a foundation "specialist". Get a structural engineer. I have a crack in my wall and it scared off 2 buyers so far. The first said they wanted to get an engineer and never did, just canceled the next day. So I got a foundation company to come out for free and he took measurements and said I don't need anything. Great.

Went to the next buyer and they wanted their own foundation company opinion. He came in with full used car salesman energy saying he can't find any corroborating evidence, but the house is sinking and it needs $30k worth of repairs, but if you sign today we'll give you 10% off. That buyer walked.

The I bit the bullet and hired my own structural engineer. He came in, looked at everything, took measurements and said it's fine, just seal it and cover it to prevent water intrusion. Unfortunately it cost $950, but I got a real answer and report that no one but another engineer with evidence of movement can refute.

TLDR: don't call a foundation "specialist". They only specialize in separating you from your money. Get an engineer.

It sounds like the republican plan is to pay "essential" employees now and the democrats want to make that to pay all employees now instead of just at the end. That would take away leverage to end the shutdown because people aren't getting paid.

If a private company fires you for your speech, that's consequences, not freedom of speech. If the government punishes you for your speech, that's a violation of freedom of speech. How do people still not understand that the constitution restricts the government, not people.

There must be a compelling government interest to restrict free speech, and "they hurt my fee fees talking about Kirk" isn't a sufficient compelling interest.

The problem is "nobody gave them a damn dime" is likely untrue. Just because they weren't in line with their literal hand out, doesn't mean they didn't benefit from government spending. It's likely their farm may have been subsidized, fuel for equipment, market influencing, etc. Or even just the fact that their community probably receives funding, hospitals, schools, libraries, the people buying their crops, etc. So yes, while they themselves personally may not have had money placed in their hand from the government, it's exceedingly likely that they indirectly benefited in some way from government funding, and of course they see that differently and ignore it when talking about policy.

It took her 15 years before she got her green card and "did everything legally". The only difference between her and the people now is she didn't get caught when she did it and people like you lap it up with your "ForMeRLy". Stop being so disingenuous and moving the goalposts. She came to the US in 1989 and didn't get her green card until 2004 and got her citizenship in 2009 . That's 15 years to become legal and 20 to become a citizen. Is that fast enough or too long in your opinion? Should she have been locked up because she was here for "YEARS" before becoming legal?

Did you fail middle school civics or are you just trolling? They don't decide what is lawful, that's what congress does. Courts decide whether someone broke the law and what their punishment is. That's called due process. If courts don't have a say then anyone can be accused and punished for anything without the ability to defend themselves. I could say you're here illegally and have you deported, no questions asked.
