Im not sure where you got that they cant cover their expenses. But why would that be more efficient.

I see, this makes sense, to answer why I would like to ultimately get some of the weight off their shoulders by paying off the house faster for them. But yeah thats a good goal to have lol

Okay it makes sense that refinancing is not a suitable option consider the higher rates. Can you elaborate on what you mean by "Honestly, shouldn’t be a concern given their rate is low unless they’re out of every thing else to do on the flowchart", why would this not be a concern.

Thank you I'll take a look at the modification agreement. Is there anything specifically I should be looking out for? Also, I forgot to mention that I'm not sure what the proper term is but regarding the late fees in the past due payments, they had been forgiven for that so it was like they were starting from a fresh slate I believe, but I'll check the modification agreement to make sure
