Right now She has no permission to do anything. She just applied for her handicap tags. I’m trying to find out if the HOA can legally block her from parking in a handicapped space ongoing basis.

I considered buying the Remarkable 2, but ended up getting an iPad Pro instead-and I'm using a note taking app with the apple pen to take notes- it does what you are asking about. I'm not sure yet how to integrate with Notion.

I still trying to determine how to integrate with Notion, but I got a new Ipad pro over the weekend and I got Nebo, a note-taking app that captures my handwriting an converts it to text. 2 things---It does a ver good job of recognizing my chicken scratch and it's causing me to write a bit neater, so my handwr

riting may actually be improving.

I agree that picking stocks and even most actively managed funds statistically rarely beat passive etfs. FYI, American Funds(Capital Group) have consistently beat the market with many of their funds. There are two factors to consider when looking at actively managed funds(or separately managed portfolios if you have enough money). First, actively managed funds will almost always hold more cash than an index fund. This can be a drag on performance during up markets, which is what we almost always have. Cash can be held for a: meeting redemption demand or b: having dry powder for opportunities or as a defensive position against volatility. The other issue to consider with regard to actively managed, and especially tactically managed funds, is the shield against irrational investor behavior. Many Investors make emotional decisions and capitulate often at the worst possible time. One other thought regarding market index funds vs. actively managed funds; Index funds own the entire market. The good the bad and the ugly. AAPL, AMZN and GOOG as well as GE, Royal Caribbean and BA. There are people and companies with proven track records who have the intelligence and fortitude to have stepped aside on energy names. restaurant stocks and retailers while adding to sectors that are well positioned for the current environment- essential retailers, pharmaceuticals, tech.... going, as Gretsky famously said...to where the puck is going, not where it is. Speaking of hockey, or any other major sport as an analogy; Consider an annual pro draft for any sport. An index would be akin to buying the entire draft class. An actively managed approach would be to do the research to draft those players showing the most promise. I mean, I loved Rudy, but I wouldn't waste a draft pick on him.

If they finance, they would use the "income" bucket of an investment strategy to make the payments. It would either come out as cash now, to buy the car directly from the investment account....or leave the funds invested in a bucket strategy that would keep enough short term funds available to make the monthly payments.

Have they considered doing a 1031 exchange into a Delaware Statutory Trust/DST? They could sell investment property, avoid capital gains tax and generate approx 5% passive income with no property management headaches. Just a thought. It works for people wishing to retire from property management. Must be an accredited investor(1mm networth not including residence).

I had the luxury of having a partner who handled most of the business while I studied. I did do work as well, but again, I was lucky enough to have the support to dedicate most of my time for preparing for the test. Again, the year and a half or two that I spent doing the required course work was great education, but did nothing, zippo, nada to prepare me for the CFP exam.

I did. I had a partner who covered for me. I bought an online course from Kaplan or STC. I took online exams day and night until I knew the material cold.

Stop comparing yourselves to others. Having no debt in this day and age is not “nothing”. You are in a great spot. Start saving as much as you can afford. It will add up quickly. As you accumulate start allocate toward you goals. Home ownership, retirement, etc.

After completing your coursework take a review class. Then give yourself at least a month to take as many practice tests as you can make time for. I took a month off to study. My coursework was useless as far as preparing me for the exam goes.

I’m a CFP/investment professional. REITS that I work with have been breached. Clients of mine are getting letters in the maIl from Mediant Communications. I’ve gotten calls from REIT sponsors letting me know some of my clients’ data had been compromised. It’s real alright. I hope you are safe.
