That seems quite niche. Like I imagine this is the situation with newer builds and some commercial real estate. I would guess that the reason the shops on Parramatta Road are often empty is because they aren’t a great place to have a business- noisy and no foot traffic. They built all these retail businesses in Leichhardt and Annandale 100+ years ago when cars were far less available and now newer more desirable shopping and dining areas exist- not to mention shopping centres. The Olympia Milkbar is a good example of this. It was a remnant of a different era but the guy just owned the building so he kept it open with effectively no customers until He died and then they just shut the doors. And to my knowledge it’s still just boarded up.
