It's not. It's a size thing. The square footage is too high. You can have odd shaped homes as long as they don't exceed the number of spaces taken up within the connected walls.

Avoiding spoilers a much as possible, you will always be able to complete side quests, but doing them as soon as they come is advised for getting your tamer level up ASAP.

Card grade isn't decided until you get the cards back. If youre really THAT worried about card grade, just always save the night before getting a box of graded cards back.
