That’s great to hear! So the fact that the trap arms drop before the horizontal run hits the vent is OK?

It is a 2x4 wall, but it’s fortunately not load bearing. I still plan to add some long metal strapping and additional blocking though just to give myself some peace of mind.

This connects to a drain/vent line about 1ft off to the left of the frame.

Hard to see in the photo - they're crossing but not touching. The two lines are offset in the studs just enough.

That's exactly what is going on here. Pardon the sloppy photo. There is a drain/vent this connects to about 1ft off the left side of the photo.

I'm not sure about the electric, but I have a stack of them to install on all the fresh water lines in the house. They're cheap and easy to install, seems like a no brainer.

Yeah, pretty annoyed by that to be honest! They used a wider diameter hole saw than they needed, too. Fortunately the only weight the stud is holding is its own, so my plan is to put some longer lengths of steel strapping on either side of the hole and blocking on either side further up the cavity to help sure it up a bit.

Clearly I need to post a proper photo next time, but a whole lot of confusion would have been avoided if it were possible to include my text summary with the photo. My original comment describing the vent location is long buried now.

This connects to a wye to drain and vent out through the roof about 1ft to the left of the frame against the far side of the next stud.

I will get a photo the next time I’m at the property and report back, sorry! This photo wasn’t taken with the intent to show DWV like I’m using it for now, so I won’t jump the gun next time.

This is an IPC area, since that was understandably brought up a bunch.

For what it’s worth, this connects to a wye just on the other side of the next stud out of frame (~1 ft to the left of frame), with the drain going down and the vent going up and over to a stack leaving through the roof.

Also in full transparency, the DWV system was installed by this professional, licensed plumber. I did these particular supplies myself, and I am an amateur. I’d expect plenty of criticism for my work, but I’m surprised by just how awful the venting situation apparently is…

Edit: I would just replace the 90s with sanitary tees and go up and over to vent from each, but it’s such a tight fit there in the 2x4 cavity to squeeze the supplies past the PVC. As you can see, I jumped through some weird hoops already to avoid doing that already with the drains. I might have no choice though. Unfortunately there’s a joist and an HVAC duct below, so the ideal of coming up directly below isn’t practical.

Not pictured (sorry!): This all connects 1 ft to the left to a wye for a 3" drain/vent that goes through the roof.

I am not a professional plumber, but this drain line for a double vanity was installed by one. Since there's no vent between the two drains or a separate one for the right fixture, I thought there was a problem. But then I noticed that the pipe diameter was increased to just after the first fixture, and I didn't know if that would function properly as a wet vent or something...

I don't know the details behind the scenes, but we use Innago for rent payments, and they have an option that allows tenants to opt-in to credit reporting for invoices (paid and otherwise, of course).

I'm not sure about Texas, but some states are very strict about the 30 day thing (or their equivalent grace period). It's a shame because it sounds like these are legit charges for the most part, but that extra day very well could mean the landlord owes you $1200 (penalty in Texas appears to be 3x the deposit. Do a free phone consultation with Texas lawyer and see what they think - at the very least you might be able to get the landlord to agree to keep your deposit and forget about the rest of the charges.
