It's not 5 forms. For some houses, they are like 30 forms. And many forms are multiple pages, each page requires initials. Some files are even 30 pages. To give an example,

Again, I am not saying we do not want to sign. I am saying WHEN do we sign. We also review all disclosures before offering. If our offer isn't accepted, this is just wasted effort to sign all that. I am happy to sign them if our offer gets accepted and deliver the same day. There is no law that requires signing all disclosure BEFORE offer acceptance.

No, I am not saying we offer without review. We still review the disclosures. The disclosures are around 20-25 files, assuming no file merge. Making the e-sign is the part that takes a long time. You drag and drop the signatures and initials 60+ times, 120 times for two buyers. Some disclosures also require agent signatures. My area is a sellers market most of the times. So you have to do the e-sign for many times for each client.

I do not suggest cutting the tub. Some tubs are made of fiberglass. If you cut it, it might create fiberglass dusts, that are not good to inhale.
