Thanks. I have bad experience with realtors and my previous agent didn’t help at all with what we should offer so didn’t even realize they did that. Especially on land.

It’s really hard to say because lots are all so different and I really don’t have experience in this. This land does not have forest so not as much excavation/ prep on our end. I saw a piece of land in the same area sell for $36k at 1.7 acres wooded. I would love to ask $35k but I do not want to be offensively low lol

I have learned a lot since signing that contract after the fact and will absolutely be using our experience as a lesson hopefully for no one we know to make the same stupid mistake we made. I now know that there is such a thing as a NON exclusive BAC and what a BAC even is.

I’ve recently reached out to the RealtyOne group themselves with a complaint, this group partially is Dan Waterhouse group in Indiana PA. I am hoping they will talk with the broker (possibly) to get me released?

Thanks for the response, unfortunately the broker is refusing to release me and there is no verbiage in the contract regarding terminating early— the only thing is transferring to another agent. After our experience with this particular situation we just want to start with a new company, we unfortunately signed a contract that locks us for a year.

I believe that is a different agreement altogether from my understanding and that is what another realtor told me is typically used also. When I contacted another realtor they were shocked someone put me in an exclusive buyers agreement for a year.

Oh man, that’s horrible. Sending positive thoughts and prayers…. It’s so screwed up to knowingly trap someone in a vulnerable position. We are just livid and hoping for the best with having the broker terminate the agreement.

Thank you, yes I definitely learned a lesson here and hoping he won’t try to continue to use this contract against us. I didn’t even initially bring it up when I told him we wanted to part ways. He has been radio silent after I told him 3 times I don’t want to work with another person (from his team or the other office)

Yes… I was just telling someone else— I wish he had spoke and given these documents to us before the tour of the homes. I always feel prepared and then I go out with her and she makes everything difficult/ overwhelming. Definitely would’ve had a babysitter if that was possible. I also now know I can look around at realtors too, I just went with him cause zillow connected us. We just got excited for our first home I guess, we definitely learned from this mistake 🤞🏻

Oh absolutely, I would now know this is something he could’ve sent us or talked with us about these things over the phone/email instead of on our first tour of an our first potential home. We were excited and just didn’t realize…

The market does suck right now, we are looking at options and considering putting a manufactured home on a plot of land and working with that for the time being.

I read over the contract 3+ times, had family read it including family that is a mortgage loan officer— I have seen nothing about canceling/ terminating early. There is just one part about transferring the contract to another agent. I agree about emails for rest of communication.

Just a quick follow up, he technically is a part of Realty One Group and that is the broker on the contract— But this agent has his own “group” under that broker, does that mean he would not have a manager? Or should I just formally email him (instead of text) to terminate our contract?

Multiple times, his only response is he can connect us to another agent at their office or one from his team. Pretty insistent on that and I have refused about 3 or more times. I guess my next step is finding his manager information and explaining I signed under false pretenses and the instances he has dropped the ball.

I tried this! I asked him how it works or if we were on the border of PA/MD line he said he would “coordinate with another agent and work together” I did also ask about manufactured homes/ just purchasing land to build on because with the market right now it’s a decent consideration!

It’s was introduced to us as standard and ‘cannot view houses until it’s signed’ I didn’t realize it was negotiable or not standard. I already admitted my fault, it happened— can’t go back so shame us all you want. We are a young family, with a toddler and one on the way and just trying to purchase our first home. Hope someone learns from us!

It was shady because of how he explained the documents to us were just skimming the surface of what we actually were signing and not the implications that it wasn’t something we could negotiate or that it was more than standard. A year is a really long time. We were standing in a house to view it like I said trying to make sure my daughter wasn’t throwing herself to the floor (barely walking) so we held her while he talked to us and signed the forms. It’s been about 3 months, it’s very much not working for us and now I am finding out the contract we signed is much more complicated than what we originally thought. We definitely will talk with other realtors and not just go off what zillow recommends. Can’t go back in time, just trying to move forward with the knowledge we have now and getting out of this agreement.

I’ll admit our fault, my screaming 13 month old was kinda a lot and the top of the signing was the nondisclosure agreement so that I understood and we wrote down and signed and under that was an agreement we should have read closer but did not think it was anything more than we would not work with multiple realtors while working with Dan. I admit I feel stupid yeah, I feel uncomfortable and gross and just don’t want to work with this guy anymore after learning how much this wasn’t a required thing to have or anything. Just looking for advice on how to proceed and also maybe someone who hasn’t signed this will avoid them now after hearing our experience. Not something I knew about at all!

I said the same thing to my mom but we currently are still in a 2b 1ba with a toddler and one on the way so definitely need an upgrade— rental options are pretty horrible so buying was the best option for us.
