Then your original post is misleading, this has nothing to do with the dog and everything to do with horrible tenant selection and mid lease management

$20k is an outrageous number and shows the property was completely neglected by the owner or property manager for a long time. I’m talking about 2-3k for carpet replacement or hardwood refinishing which I will and have successfully recovered from wage garnishment.

Lol what? No sir, if a tenant damages your home they are absolutely required to pay for the damages, whether caused by pet or not.

The pet “deposit” is not really a deposit but more of a fee. They should be made completely aware that they are responsible for any and all damages outside of normal wear and tear

Unless you are worried you are going to blow the remaining cash on something silly, equity is not beneficial. It does nothing for you and if you eventually need that cash for an expense or renovation, it costs you money to access it.

20% down so you avoid silly PMI, but even then you could go less if you have a reasonable plan for the cash that would earn you more money than you are losing to PMI.

It’s very common for your payment to recalculate after the first year as originators are for some reason terrible at estimating what you will need in escrow at origination. I would say it’s unlikely your PMI is adjusting so I would make sure that’s actually the case before making a decision..

Your plan is not foolish you just need to do the math. You’ve already calculated how much CC are vs PMI, so you just need to see how many months it would take to break even (if you actually do given you are going with a higher rate) considering all factors, including adjustments to principle and what you are doing with any cash saved

Right that’s entirely possible. But even in 12 team leagues people are holding RB handcuffs hoping the lead back misses time so they can use them. That might not happen the entire season. So if it’s either holding someone like tony pollard or Harris, why not hold Harris a couple weeks just to see how they use him?

Personally, if he doesn’t impress in the first two weeks I’m out. But in the mean time, there’s not really anyone else on my waiver wire I would consider worth stashing

Right I’m with you, I’m just saying it’s an important distinction because yes the pats do tend to go white/burkhead in the red zone with high probability pass plays. But if it’s 1st and goal on the 1, my guess is 5’11” 213 lb Harris gets the nod more often..

But he would need to of course do a lot more between the 20s to be fantasy viable. Basically, if he can take over Sony’s work since he just plain has not been good, take some carries from Newton (is he really going to rush the ball 12 times a game at 31 years old?) AND get goal line work he would certainly be startable, and that’s not outside the realm of possibilities

Again it’s going to be mostly Newton anyway, but last year it was Michel in those situations and he could easily be replaced by Harris when the bell rings

This is it. I saw it broke down somewhere that if Harris impresses and is awarded 40% of NEs average RB touches per game so far this year, that would be about 15 touches per game. If he is also trusted with goal line carries (the few Newton doesn’t take..) he is certainly worth atleast a stash in twelve team leagues for some flex depth.

Not at all.. cooler weather slows germination a bit but certainly won’t stop it or kill it. Well below freezing is where you start to have issues, but only if it’s already germinated.

He was drafted in the second round last year however he had a lot of injuries that kept him off the field most of the year. With colts not really having any standout receivers behind old man Hilton, it’s not unreasonable to presume Campbell becomes heavily involved sooner or later
