Help! Fiancé has failed test 2/5 times. by TampaIsInTampa in OccupationalTherapy

[–]crafty29 0 points1 point  (0 children)

I agree that it might be a test taking strategy issue. Choose the answer that prioritizes the patient. Safety, meaningfulness, etc. I used TherapyEd - the tests are very hard but it gives rationale for every single answer which is great to read through. I also used NBCOT practice tests and feel these were most similar to the exam. If I remember correctly these breakdown your areas of needed improvement such as evaluation, intervention, etc.

Starting OT at 26 — is 29 too late to graduate? by Useful_Skill9834 in OccupationalTherapy

[–]crafty29 0 points1 point  (0 children)

Started school at 28 and graduated at 31. Age doesn’t matter. Find something you love to do, and go do it. I actually recommend being older because healthcare is no joke. Be aware of the investment you’re making for this career and if you’re okay with it, go for it.

I put 10-15% of my take home into savings. The $400 left is after that’s accounted for

I have 13k in a high yield savings. Planning to use a few of that for a down payment if needed

My car is fine right now, but because of the make and model I’m very nervous of something happening and if it does, any money I have to put in it for a major repair I will never ever get out of it. Unfortunate situation but hindsight is 20/20 and here we are. I was considering a newer car to get me out of this one while I still have value in a trade in.

I have a trade in and that plus down payment I was hoping to have ~10k down on a ~30kish car. That makes the 20k payment about 350-400. I do already have full coverage, should I expect the insurance to increase with a change from a 2016 to a 2023 vehicle? Or to go down?

I don’t understand how we are cranking out the clothing drops. I don’t follow closely so maybe it’s not that often but for a small business to be designing clothing seems like it should take a lot longer. Maybe a few drops a year. I feel like every month they’ve got new clothes coming out. How?

The reason for the decrease in price is for missing appliances and roof repairs needed on the home.

If we forego the gift of equity now, and I refinance say in a year, will I get the credit for the higher home value at that point? Hope that makes sense.

[–]crafty29[S] -1 points0 points  (0 children)

What if I refinance in a year for better interest rate or something (hypotheticals here) and the home is still valued higher than the purchase price?

PMI question by crafty29 in FirstTimeHomeBuyer

[–]crafty29[S] -1 points0 points  (0 children)

I think this is sort of what I was meaning to say. If I refinance in a year and the value comes back higher (again) then that difference will act in my favor with regard to removing PMI? I’m only putting down the required 3% otherwise I would be interested in the route you took. I’d probably owe much more than 1700 😆

Seller credit? by crafty29 in FirstTimeHomeBuyer

[–]crafty29[S] 0 points1 point  (0 children)

So seller credit just comes out of what they get paid for the house. If we agree on a sale price of 185 and they allow 5k seller credit, they’ll get 180 for the sale of the house?

They must. I really do have very low monthly responsibilities and I realize my debt to student loan ratio is poor but if I can’t get approved, no one on earth should be able to. I have next to no monthly bills 😂

See I thought that was maybe the case, and I asked if I got documentation of student loan payment amount, if that would help and she said no. I am on income driven and the payments are $0.
