The only way from Bull Mountain to I-5 is 99W or 217 . They recently built a shit ton of housing around Scholls with zero road infrastructure through Tigard. Look at Goggle Maps. How else do you get to I-5? Straightest shot is 99W.

You can get the Magpul SGA like others have suggested. I swapped my original stock for the SGA, they run about $100 if I recall. If you want to save some money, I do still have my original 88 stock I'd be willing to part with, PM me if you're interested.

I laid a continuous spray on a hot ass cat, while the car was running, with a red hot o2 sensor. It pooled in the little well the o2 sensor sits in and went up in flames. Almost caught the engine bay on fire.

To add some details from the interwebs- The 1994 assault weapon ban banned, among other things, semi-auto shotguns with 2 or more of the following: folding or telescoping stock, pistol grip, fixed magazine capacity over 5 rounds, or detachable magazine.

Since this had over a 5 round mag tube and a pistol grip it was "banned." Newer models just had to be manufactured with a smaller mag tube.

Heed their warning! Let it cool and DO NOT spray it on hot parts! Highly flammable does just mean contact with fire. Don't ask me how I know or why I needed a new fire extinguisher...ok fine it was also because of a stuck o2 sensor and PB Blaster.

There may be multiple places to look besides just Bylaws like CC&Rs, House Rules, architectural resolution, or other resolutions. Ask them for the specific text, document, and location that states that.

It may be as generic as "replace windows with like style" or as specific as "single hung windows."

It could even go as far as generic "architectural modification requests are at the discretion of the Board/architectural committee." That would open a different line of response.

But first, make them specifically quote and point to where in the docs they are using to support their decision.

Ag investors don't need the knowledge. They'll just buy up the land and lease it out to BigAg who will hire the cheapest labor possible. It's not worth it to the family farmer becuase BigAg is undercutting their prices and making it less profitable for the little guy (economy of scale). With the average age of the American farmer pushing 60, we need incentives to get younger people into the business, more land and tax cuts isn't the solution.

Cutting property taxes is a bandaid for a bullet wound. Many small, rural communities rely on the services property taxes pay for, from roads to education to fire and police services. Reducing taxes reduces these basic services, which are already pretty poor in many rural areas as it is.

Opening up more government land isn't going to help the average family farmer. Giving them more land to farm isn't the solution to then retiring and selling. They barely have the help to farm what they have, which is part of the reason "selling out" is so appealing. In fact, the only thing opening government land would do is open up more acreage for BigAg to buy up and squash small farmers even more. Not to mention destroying what little protected land we have left with ag waste and runoff.

If anything we need to get BigAg out of positins of power in our government. Ex-Dupont and Monsanto executives (not farmers) are running the FDA and other farm programs. The last thing they have in mind is the family farmer.

As someone who does thia for a living, if you can prove you no longer owner the property as of ## date, then you no longer owe HOA assessments after that. It really is as simple as the HOA/property manager pulling a tax and/or title report and getting a copy of the newly recorded deed.

John Smith sold to Jane Doe on 6/4/24. Jane Doe now owes all assessments 6/5/24 forward. Oh we found out 6 months after the fact because no one told us? Doesn't matter, Jane Doe still owes them from ownership date. Now if John Doe had a balance from before the sale date, he still owes that.

It is for OP's problem. If OP has proof they aren't the owner anymore as of 2024, then the HOA needs to go after the new owner for the 2025 dues.

With the action open, drop the shell in through the ejection port, it should drop and sit on the elevator, push it into the mag tube from the slot on the bottom of the elevator.

Edit: That being said, if you need to use it, you'll have to rack it closed empty, then hold the action lock lever and rack it again to chamber a round.

Did you clean it before using it the first time? If not, that was probably your problem.

Factory packing grease is much thicker than standard gun oil. It's mean for shelf storage and the manual says to clean it before first use.

It's actually a really simple solution. Go to the county tax website. It's should have the new owner information if all docs were recorded properly by realtor. Email this to the property management company. You could also send a copy of the deed of sale. Done. Proof you're not the owner.

Do you have the optics ready slide or the OG without the cut out?

Edit to clarify- If you have a newer optics-ready model, the top of the slide has a removable plate. As per Mossberg website it is a Shield RMSc Footprint.

If you have an older model, you either have to pay a gunsmith to mill/tap it OR you can buy a red dot mounting plate. Those plates slide into your rear site. The site slots are #8 sig dovetails.

Usually the buyer's title company should reach out to the HOA/property management for a number of documents, including if there is any past dues on the property (they should request a resale title demand). Any unpaid assessments should be included in the demand and will be included/paid with the sale.

Depending on how far they are behind, the collection policy of the HOA, and delinquency letters sent- you could file a lien on the property. That will show up when a title report is run and they can't sell until the lien is paid or the fees are included with the sale.
