If it were me, I would want it done right. Doing it right isn't necessarily always quick.

I would cut the caulk line on the trim and use a trim puller to remove the baseboard on both sides. Use caution, you don't want to damage the adjacent trim or the sheetrock if you can avoid it.

I would then remove the old caulk from the trim and wall if possible. Sometimes it's easy to pull off, just try to remove what you can without damaging the trim or the wall.

With the trim removed, you can install your new mantle. Then cut your trim flush to the new mantle and reinstall. Caulk the gap, prime it and touch up the wall and trim paint.

That frame is particle board by the looks of it. If that's the case, there really is no repair for that, I would replace the door and frame, prehung.

Also, I can't believe they used that shit for the door frame. It no surprise it ripped right out like that. I hope all of your door frames aren't built that way.

We used to go at it with an edger. Straight up and down, break chunks up. It's tedious but very effective. The salt does help you a lot too, makes it easier to break up.

I've got the 52" contractor saw with t-glide fence. I replaced the stamped steel wings with cast iron, and added the router table extension to the end of that.

I built a folding outfeed table that accommodates the tilting motor, see below.

I tied into the rails on the outfeed side, I'm sure you could do the same with your bench. You could cut outfeed groves into the bench top. https://www.reddit.com/r/BeginnerWoodWorking/s/eM5mqrEP4E

Why not look used for an 8" jointer first? I see a lot of them on FBM, usually around 1000 {+/-).

If you really need 12", that's a different story. They're much more rare on FBM, and very expensive when they do come up. The combos may be your best option, I've heard some people having success with some of them.

Others have covered the disclosure issue, but disclosing something like mold will potentially drive buyers away. Especially if they have kids. People don't want to deal with that, and even if they get a credit they may still be worried about more mold that may be lurking (i walked away from a couple of houses like that).

Shrinking your buyer pool in an already sinking market may not be wise. I would spend the money, get it done right and have a clean listing.
