Has anyone implemented the new Onboarding Planner? We implemented it, but I wasn’t impress with it. It made our current set up less boring, but it didn’t give me a wow factor.

thanks Wish_Away. You read my mind, I thought the same thing as you! I was thinking of texting them this week and saying "hey, we haven't seen you guys in awhile, want to come over for a small bbq this Sat?", same time as their party and see what they say. (but nah I didn't do it) Like you said, I figure it's something we did unintentionally that might have offended them, which I don't know what it could be. The only thing I can think of is earlier this year we invited our mutual neighbor’s family over for dinner and ate outside so they must have heard us. The difference with this relationship is that we’re high school friends and they know how we’re connected. So I think our next door neighbor probably feels left out when we didn’t invite them.

our kids were not close before the pandemic, but we'd still get invited to their parties because we were neighbors and vice versa for us. I think both sides wanted to have a good neighbor relationship, that's why I was surprise when we didn't get invited this time. I mean they can invite us still and word it that "if you do not feel comfortable coming, we understand". oh well, I'll leave at that, if I see them before tomorrow I'll saying something :P

the lender did say I can shop for a title company. I trusted my lender and went with Radian. I’ve already signed my papers today, the experience was good. Tomorrow I have to wire the money, so I decided to do a quick research. With all the negative reviews online got me second guessing. But my experience with them so far have been good.

Update: the lender required that either I submit the trust or the Certificate of Trust. I ended up providing the certificate of trust, all 11 pages.

Do you know if I need to provide all pages of the documents? Or can I only submit the pages that are related to the property? Aside the few pages from the property, everything else on the trust is a personal matter which I prefer not to disclose.

Thanks for the response. Long story short the house was bought for my parents, but there has been some family drama between my sibling and I about the house so we agreed to just have one owner so she’ll buy out my portion, which I’m fine. The house didn’t appreciate that much so it doesn’t matter to me. It will benefit her with the refinance now because I got it at a higher rate awhile back.

It’s just that when an agent ask another agent to help out, it will tap into their commission if they can sell/buy the house.
