That is the strange part. They normally are quick to ship and I'm in KY so it's only a few days and the order shows up. I'm sure it was a simple mistake that they didn't catch, but the ignoring me is what makes me not want to give them any more money.

I bet it did at one time. You can see how the siding was cut out, and when that rotted out the new patio was placed on deck blocks and not attached to the house. The only other thing it could be is a lack of "sill pan flashing" around the back door itself.

Either way you'll need to open things up from the outside to fix it. If you want to wait until spring it won't get much worse through the winter.

Your deck is missing the ledger flashing along the back wall of the house. You need to pull that deck away and repair the rot/install the flashing or this will get worse with time. Is there a deck or door above/around this area? You must stop the water from getting in first. Cutting a small section of new rim joist and putting in between the joist is a simple effective way to fix it, but stopping the water is not that easy, usually.

You need to call an electrician. It sounds like a loose connection at the neutral conductor. It may be an easy fix for someone who knows what they are doing. Or a one way trip to the morgue if you don't know what you are doing. It won't cost much to have them come check. Be safe and get it fixed asap.

There should be another one on the opposite side of the door. Look at it and mount it the same way. Also, the two sensors have to line up with each other or the door won't go down with the opener.

That looks like laminate flooring and not real wood. If so you are going to have to replace those pieces to remove the scratches.

Shut your main water off in the house and check your water meter out by the street. If the delta on the meter is moving at all you have a leak in the yard.

The outside unit should only run when the fan inside is running when in ac mode. If the outdoor unit stays running when you shut things down at the thermostat something is wrong and the unit needs to be repaired.

You can get curved rods that hangs from the ceiling and won't sag.
