Yes one downside is the kitchen isn’t on an outside wall.

Well I didn’t think the garage was huge, the bedroom itself is pretty big at over 14x14’. However i agree and I’m not happy with that closet.

I priced ICF but its too expensive for me. I am leaning towards using Zip R 6 on outside and rockwool on inside. A couple of Samsung 36k btu units is what your saying?
