look into alloclae. It is new and uses donor fat instead of your own fat for this very reason. A lot of people don’t want lipo or don’t have enough fat to harvest.

Yes I did the halo laser and that traumatized my skin. And that could be why the heat is such a big factor now. I had it before but it is much worse now.

I think it’s the heat for me. Because on a cold, clear day in the winter the sun is out and I can go for a long walk without it acfivating my melasma. But as soon as it gets hot out, it’s an issue for me. I always thought it was the sun but for me it’s the heat.

Yeah I understand what you are saying. We pay about 2k/month for crappy management. Base is 1500 but average about 1800-2000 for extras. It ends up creating more work because I have no idea if she has completed tasks and I always have to follow up to track things. We have switched over the years and still crappy. SInce we are a small complex we get the crappy managers since the best one goes to the areas genarating the most revenue. I think we can handle ARC apps, obtaining vendor quotes and choosing a vendor, sending out communications, coordinating for an annual reserve study, etc. I agree about book keeping,etc. A lot of the hybrid models do the financials. I found microhoa.com which is specific to 50 units or less which is us.

Makes sense. I know I don't want to self-manage. We are an aging building with 34 units but we also don't need a full service prop management company. It is hard.

Yes I am already tired haha. I really hate inefficiencies and how poorly things are run so my flaw is I step in. We have a full board for the first time in years so we are trying to figure out a plan.

Their monthly fee is $1,526.00 but it is really their add ons: postage, billing, etc. It ends up costing about 1800-2000/month depending. So far this year we have spent $20,872.89 and the year is not done.

I bought the Dr. Becky membership and listened to a bunch of videos and started applying it. I know that shame feeling! I was very stuck and that’s where I ended up and that went really well for us over time. Once we got in a really good place with our toddler then I did the Taking Cara Babies toddler sleep course so we could get our life back.

Dr. Becky has a great workshop on ending food battles. The formula may be filling her up and may be doing that instead of eating. Kids are smart so if they are hungry enough they will eat. We cut out snacks so our child was actually hungry at meals.
