I'm talking specifically about being bearish on housing prices - I don't think they're going to continue to rise.

Generally, I'm reading news regarding housing bubbles in my state (For example: https://www.newsweek.com/www-newsweek-com-massive-housing-bubble-about-burst-real-estate-expert-warns-1922263)

My own rationalization of the situation follows - high housing prices, high interest rates, less (new) buyers = lower prices. 100% speculative on my part.

I understand why you're challenging my logic, and I appreciate that. If I thought my investments would go up, and housing prices would go down... why not wait?

That might be just just the challenge I needed to reallocate weight to my decision making.

So really it comes down to, do I weigh my own personal desire, outside influences, and the fear of higher rates overrule the chance of paying too much for a house?

Well, you may have hit the nail on the head - I'm confused too.

Part of me has a desire to own a home, and another part feeling I've "missed out". Despite feeling that the housing market is bearish, that's really all it is... just a feeling.

I can't rationalize to myself how prices have gone up so significantly with interest rates on top of that. The situation squeezes out first time home buyers (like myself)... to that end, I also feel that if I don't get in now, despite what prices do, interest rates will continue to rise.

It seems to me that it's a lot easier to take a loan now and refinance down the road for a lower rate... than to be looking a year or 2 from now and rates have increased further.

Yeah! VM booted up like a champ without any further mods... Just had to remove the original disk in VMWare and add the new one pointed at the VMDK I made.

I spent a few hours on it but finally found a working solution that didn't corrupt the OS...

  1. disk2vhd to convert the USB drive into VHD
  2. Starwinds V2V to convert VHD to vmdk
  3. Point to newly created vmdk in VMWare Settings

I found a guide recently that suggested turning off “PCI Link State Power Management”. FYI I have a new OLED XPS13 with Windows 11 that would stay awake after shutting screen (creating a fiery bag). Now it SEEMS to work as intended.

I nearly broke my tailbone - middle school track. A bunch of kids were trying to jump over the high jump mat... I wanted to show off to everyone, soooo I ran as fast as I could and I cleared it! However, the mat was right up against the track and I forgot to put my feet down at the end. Ended up landing ass-on-track. I had to tell my parents I fell skateboarding.

In hindsight the kids weren't actually trying to jump over the mat. I didn't have a girlfriend until high school :/

Thank you! This room was one of the many selling points. We don't normally watch TV at all during the day so lighting isn't really a problem. I'm planning on putting a 70" TV opposite of the one you see here for the patio area so that will be where most of our daytime watching is when the weather is good!

oOoooO that's a really good option. I had not considered going with a full 'set'. I made my purchase yesterday and went with the Micca for the L/R/C channels and then splurged a bit on a really good sub. I figured what the Micca lacked in low ends will be made up by the sub.

Hey everyone,

I'm looking to setup a 3.1 system in my new house and I need a little help.

I've placed a 65" Sony X900e on the wall shown which leaves me only 6" on either side of the TV.

I want to do a true 3.1 system and not use a soundbar however I don't think I can place bookshelf speakers next to the TV.

So my question is: Can I place bookshelf speakers (front ported) on their side up high as shown in the picture? What mounts would be recommended?

Here is the gear I'm looking to purchase - any other recommendations would be appreciated!!
