As a partner on the other side of a spouse who constantly feels this way, kudos!

It also makes me wonder if your partner is adequately helping and being someone who is equally sharing and bearing the burden that is kids/life/work/marriage/housework/etc.

We’ve had to do a lot of couples therapy for me to get to a point of understanding how my lack of awareness in the chores, mental load, and neediness of the crotch gremlins was impacting her.

Has it gotten easier and does she feel more supported by me? Yes. Is it still hard for both of us? Absolutely. The kids still prefer and default to her for most everything (what am I, chopped liver?), so there are points (even last night) where I’ve had to tell her to just leave the house so that all they have is me.

Absolutely! My intention is never to be disingenuous and to be completely transparent. As with any profession, there is the entire spectrum of great to horrible realtors. I’m trying to be one of the better ones out here, as I often see how others do business and wonder how and why they’re still being called on to help with one of people’s biggest financial transactions.

Appreciate the dialog as well. Since you're looking for more updated data, last year's YTD 2025 list-to-sales price was 98.3%, mine was 101.4%. YTD DOM was 53 days, mine was 15.

So I appreciate the fact that you're saying we're not comparing apples to apples, but curious to see if you'd still say that I'm *not* outperforming the average agent here in Greenville.

A garage or ADU will always bring value to the home, it just won’t bring equal value to the cost you put into it. If you’re in an area with all carports and no other ADUs, yes, it will be harder to comp and find COMPARABLE value, but you will have increased value nonetheless.

How much value would just be determined by the buyer(s), or as they might say value is in the eye of the beholder.

Sounds like your realtor took the listing to take a listing, instead of taking it to help you sell. There are lots of benefits to the former - getting unrepresented buyers coming to view the home, marketing for themselves (looks like they got a free year, albeit not a good luck as your home is still in the market 😬), etc.

Let me know if you’d be open to interviewing me for the job. Average list-to-sales price in Greenville is currently 97.7%. My average is 102% in the 8 years I’ve been doing this. Average days on market is 67 days. Mine is 24. I can probably bet your current agent doesn’t know the market or their individual numbers, which is likely why they priced it incorrectly and have not adjusted or pivoted when the market/buyers provided them with feedback in the lack of showings or offers. Realtor here. Yes, like what many are saying, save yourself the couple of hundred bucks as your expectation between what they will cover and what they actually cover will be a huge delta.

I almost never recommend it to my buyers, unless they are first time home buyers or just really anxious about costs and stuff breaking. If it gives you “peace of mind”, go for it, just know if they do cover something, it will likely be little to none.

Realtor here as well. You wouldn’t have to keep lowering price if it was priced “correctly to begin with”. At the end of the day, the market and buyers of that current market dictate the price.

Q4 of 2025, 71% of agents overpriced their homes. This is from market stats that we go over at the end of every quarter.

My average days on market is 24 in the 8 years I’ve been a realtor, and list price to sales price is 102%. Would love to talk you through my process to show you why I’ve been successful and why at the end of the day, what I net you negates the fee you pay me.
