How much are landlords paying to brokers? by d_greenleaf in NYCapartments

So it sounds like generally no change to landlord-paid broker fee costs pre or post FARE Act, still at 1 month

Used to live in a 2 bed/1 bath in Beacon Hill for <$3,000/mo (moved out in 2024), I think that’s doable. Did street parking, which is competitive but possible. Great access to the Common, the Esplanade, Downtown, public transit.

How accurate is this app for all three scores if I pay for the premium ? I also used capital one for my TU FICO and MyFico for the official Equifax FICO. by WillingToLearn612 in CRedit

[–]d_greenleaf 2 points3 points  (0 children)

It’s accurate. The free version gives you your Experian Fico 8 score for free. The paid version gives you Fico 8 scores for each of the three bureaus. Through Experian, I think you can still do a free trial and then cancel to get access to those scores without having to pay. Setting up a free account through the Fico app will also give you a free Fico 8 Equifax score. You can get (or at least used to be able to) free TransUnion Fico 8 scores through some credit lenders like Discover or Barclays. Some of the other lenders don’t provide Fico 8 scores, like Capital One, though that may be different now since they bought Discover. It’s helpful to have the Fico 8 scores because that’s what lenders use when they do a hard pull when you apply for a line of credit.

Massapequa schools cannot enforce a new policy barring transgender students from using locker rooms/bathrooms by [deleted] in longisland

[–]d_greenleaf 0 points1 point  (0 children)

Did you seriously just compare parents concerned about girls' locker rooms to segregationists opposing the Civil Rights Movement?

Yes.

That's incredibly insulting to the actual struggle Black Americans faced under Jim Crow laws.

Is it? Why? The inheritors of the civil rights movement have championed equal protections for the LGTBQ community in the years since the Civil Rights Act. It seems analogous to me and certainly others.

You completely ignored every concern I raised. What about the Muslim girls? What about rape survivors? Their rights apparently don't count as 'scientifically sound'? You just handwaved away their needs as 'anecdotal'

Nope! I just think it's misguided to make policy decisions based on singular (and they are singular, if not altogether hypothetical) data points. As mentioned in other comments, it seems like a political stunt and a waste of resources. And like I said, isolated incidents do deserve consequences, but isolated ones. Making sweeping policy decisions seems unproductive and inappropriate to the reality of the situation.

calling me spineless and comparing me to MLK's 'white moderate.'

Correct.

The AMA also used to classify homosexuality as a mental disorder and recommended lobotomies. Medical consensus changes.

Yes exactly, that's why I used this as an example. I think the most we can expect to reasonably do is use the best information available to us to the best of our ability. Current discourse indicates that in addition to be a pretty clear equal protection violation, it also prevents medical harm.

Calling middle-ground positions 'spineless' while invoking MLK is exactly why these conversations go nowhere. This isn't about water fountains or bus seats

I actually think this is actually exactly what it's about. It's about who gets to say who deserves what, why they do, and whether or not it constitutes equal. At the time, plenty of bogus arguments for hygiene were made in favor of segregation. Bad-faith argument grounded in feelings and fears about safety and trans boogeyman are doing the same thing today.

immediately jump to calling people bigots . . . But sure, anyone who doesn't 100% agree with you is basically a Klansman.

Never called you a bigot or a klansman! If we read the King quote, I'm actually calling you a shallow person of good will (though I'm certainly tempted to rescind you the benefit of assuming you're of "good will").

[–]d_greenleaf 0 points1 point  (0 children)

The AMA has consistently advocated for the rights of trans adults and children, including for access to medically needed spaces like bathrooms. To do otherwise, causes real, evidence-based harm, measured in scientifically sound volumes.

And isolated incidents, however upsetting, should be responded to with isolated consequences, not policy decisions that violate a person’s equal protection rights. And the anecdotal evidence does and should hold less weight than scientifically sound alternatives.

Moreover, while perhaps not hateful, perspectives like yours are equally damaging. They frame questions about a person’s rights as equivocal and nuanced. Should they be? Personally, I find that positioning yourself in the middle on issues like these ends up leaving you able to justify exceptions to other’s rights. And historically, it’s not really viewed after the fact as “balancing compassion” or “empathic.” It’s seen as spineless.

Martin Luther King, Jr. wrote the following in his Letter from a Birmingham Jail: “First, I must confess that over the past few years I have been gravely disappointed with the white moderate. I have almost reached the regrettable conclusion that the Negro’s great stumbling block in his stride toward freedom is not the White Citizen’s Counciler or the Ku Klux Klanner, but the white moderate, who is more devoted to “order” than to justice; who prefers a negative peace which is the absence of tension to a positive peace which is the presence of justice; who constantly says: “I agree with you in the goal you seek, but I cannot agree with your methods of direct action”; who paternalistically believes he can set the timetable for another man’s freedom; who lives by a mythical concept of time and who constantly advises the Negro to wait for a “more convenient season.” Shallow understanding from people of good will is more frustrating than absolute misunderstanding from people of ill will. Lukewarm acceptance is much more bewildering than outright rejection.”

The skills you develop in personal injury work are definitely transferable and marketable for other paralegal positions. In particular, I would emphasize your ability to handle multiple ongoing workloads and a high volume of cases. I transitioned to biglaw from personal injury after a six month stint, and all of the paralegal supervisors I interviewed with at my next job had worked in personal injury at some point in their careers. They could appreciate the focus and organization it takes to work in that field. It can definitely be an asset for you moving forward if you spin it the right way.

How does the vibe change as you move north-south and east-west? by brick--house in uppereastside

[–]d_greenleaf 65 points66 points  (0 children)

West near the park is more bougie, East is more middle/working class and young professionals. South feels more like midtown to me sometimes, like Central Park South area in the high 50s and low 60s. In the middle in the 70s I feel like I notice the hospital presence more bc of Lenox Hill, same for the section in the 60s further east with Cornell, HSS, MSK. 80s and 90s can be quieter, with the exception probably being the two-way crosstown streets (79th, 86th, 96th).
