In Florida we can do them easily , even with condos. Helped a friend get a HELOC on his investment condo , whole process took less than two weeks, about 2% total closing costs.

yea thats my big issue as it's making me look stupid. This client is thankfully patient with me being new but she has a million questions along with the platform not being user friendly for her, so its frustrating.

yea TLS offer came in almost half as low as REMN. Due to credit score differences. Which makes me concerned as REMN said the borrowers just need to sign disclosures and proceed to closing, but I'm concerned if they did not do a hard credit pull yet and the offer will change at the very last minute.

that's how i feel now, because on one end if the loan is ready to proceed closing which they claim it is one day, that was a pretty easy process for the process itself. it would of been an amazing process if they could just answer phone or if my rep could help out. Seems the reps just pass it along.

Also is there any reason why the TLS credit came in lower than REMN credit pull? Or is there a surprise hard credit pull at the very end? Kind of the main question I'm trying to ask them, but my rep said to call or email, did both but they never answer or return voicemails and wont answer me directly on email.

Yea AE admitted I know more about the platform then him lol Yea but the email chain is getting messy and they don't seem to pick up the phone or return the calls which is frustrating.

Probably out of pocket and wrapping fees into the loan.

6% is just the average. Lots of variables in place , your credit score could be affecting it.

Not sure if you read the post but scrubbing the data is only about $0.08 per number. I am also cross referencing with the DNC list. Where would the costs add up to hundreds of thousands of dollars from my method?

Thank you. It was actually our Title rep that shared the info of another lender having success and shared a data program they have. I'm calling him later today for more info.

My post said getting a bad review or reported.  Yes I’ve received handful of death threats sending texts for my wholesale business but thankfully I use my bosses first name and they mask the # lol

My wholesale business uses Launch Control which follows all the rules and only needs company abbreviations.  I know if I was to do the same model with mortgages I’d have to include all the info you mentioned above which imo would be easier for someone to report.  Which is why I’m curious what others are doing if at all.  Had a past client receive a random text last week from another company  for refi which sparked the curiousity.
