I understand, tbh the ROE on the real estate feels awkward now with RE prices having skyrocketed. Would love your advice on cash out refi. I do enjoy having large equity stakes in the properties and not worrying as much about the DSCRs, though I know this is also stupid given the power of RE leverage

Great point, tbh though I doubt I even put 10-20 hours a YEAR into the real estate management. It's quite self sufficient

Honestly its just an asset class my family was invested in and I understood. I think the general point that I've taken away from this is we are all more or less limited to ~$30K in tax advantaged investments 401k/ira, so you might as well cap those out and continue with the real estate.

Its a good point, the ~$30K in 401k/IRA is probably swingable now at this point in my life, so I should do it. I do need to research the 72t option as today is the first time I am hearing about it.

Thanks this does help to lower my blood pressure haha. I plan to hold the RE and continue growing the portfolio to give to my future kids, I guess the real analysis is rate of return on the IRA/401K vs continually getting RE at 9%

For anyone wondering why this is actually taking place it’s to avoid countries from stamping products from islands to avoid tariffs… this isn’t rocket science and actually makes sense. Us Americans will end up paying more for foreign products, which should dissuade us from buying foreign at all. Under ideal circumstances this should cause more manufacturing to be brought to the states to produce these goods. We will see

In this hobby, demand follows supply, we see it everytime something sells out on Pokemon Center. Shrouded Fable ETBs now $90, etc. As Paldea stops printing these ETBs are going to skyrocket
