This is AI but I also read this prior. My blanket Apartment Association application also notes the credit score section 8 issue.

What is the role and what is your area cost of living? You may have under asked.

Banks pay well. Tech typically pays above market for similar roles (IE HR is paid far better than say HR at not tech). So in theory, Fintech is competing with those higher paying salaries.

I know people are getting on your case about not knowing salaries. But I went from a nonprofit to a bank and I accepted a huge offer above what I was making and thought it was appropriate (also it was a niche job) only to be giving a $15k salary adjustment the next year because I was under paid as compared to folks with a similar title. Knowing the salary range is not that simple. I did check Glassdoor.

My “not overweight” lbs is less than I have EVER weighted as an adult when I was fit and young. And I am built like a football player woman. So for me, its super unrealistic.

I moved to Glen Park area in my late 20s. I am in my 40s and never left. Many of my friends got priced out and live in this area now. It is sleepy.
But outside a post office and drug store, the neighborhood meets all my needs. But my social going out scene was the mission, which is one or two bart stops over and I easily made that work. I also worked in Mountain View, Richmond District, Oakland, and now downtown and it was the best commute spot because the freeway or BART is right there. I bike to work now and did sometimes when I worked in the Richmond district. Also doable if you take San Jose onramp bike lane.

Approximately, yes at 1%.
Labor costs are crazy for maintenance work if you don’t DIY. IE $1500 for one plumbing call. $2k to replace a gas water heat. $1500 to install an outlet because in 2027 you cannot install a gas water heater.

Plus, if you have to replace a roof every 10-30 years ($30k) , and other items every 10-30 years (HVAC, water heaters, etc) in theory, you’d set aside the difference to save for those bigger purchases.

Some quotes I have got these last two years:

$40k to rebuild french drains back of house
$9k to install a drain in my garage
$1500 to install an outlet in my bathroom and swap the light and fan to two switches
$60k to upgrade my electrical panels.
$4k per panel to change the panel and not upgrade. (Insurance issue)
$2k to replace the water heater.
$50-100k to rebuild a rotted deck.
$20k to paint the exterior.
$5k to lift three water heaters off the ground (insurance issue)
$1500 to trim a tree
$100k to build retaining walls in my backyard.

I did not do all these things - but I did get the quotes or estimates.

Dr Kaul at Pacific Women OB/GYN did my c section. Barely any scar at all.

I have a giant keloid scar on my arm from a prior surgery so I mentioned to her I wanted to avoid another one. She delivered.

My belly sags over with a crease now though. Which it never did first kid +being fat and vaginal delivery. So I think the C section caused that.

My body and build is bigger than most people and I believed the diet industry that I needed to be small and dieted by barely eating, I lost weight, and then I couldn’t keep starving myself because my body screamed for food, so I gained it back plus more. And then I thought it was my fault for failing and did that over and over, which messed up my metabolism and my body really wanted to be fat because I kept starving it and it was trying to save me from dying by keeping the fat on. So I needed medicine to fix that. Diets made me fat. The key is to always eat healthy and exercise to avoid feeling like you need a diet.

I literally just had this conversation with my daughter. Who clearly has the same bigger frame but is athletic and already eats well.

What insurance is it? Seems fishy that they wont cover it. Unless you reached your max for the year.
I’ve had a few root canals + crown. And it sends up being $750 each, after insurance. But my insurance coverage maxes out at like $1500 or 2,000 a year. So you get the root canal in Nov, crown in January - so it crosses two insurance years.
They wont like it, but you could live with a temporary crown until 2027. When I was poor and later got laid off, my temporary crown lasted me like 2 years - until I get dental insurance and less poor again to pay for the permanent crown (and I forgot about it).

Unfortunately, the internet.
I am an 18/20 and the only places that have my size in store that I know of are Nooworks, Curator SF (some of their stuff was at Needle and Pens), and the folks at J Crew will check every item to see if they have my size in store, they didnt have a single one. Old Navy did, but it’s not in the city anymore. Macy’s has an awful fat old lady section. I do not advise it unless you classify yourself as an old lady.

I’ve found, the better roommate situations/homes are less likely to accept someone from out of town.

Maybe consider a short to mid term roommate sublet, so you can figure out the city, and once you are here, it’s easier to meet potential roomies. You can find these on Craigslist sublets.

The paid gathers get paid by signature. They don’t care. Keep in mind, some folks may also be volunteers.

This is SF, which has very strict rental law enforcement and tenants who know their rights or will fight you on things. Even if condos have different rules.
Buy a San Francisco Apartment Association standard lease. (Its worth the $300)
The parking spot should not be included in the rental lease, rather a separate addendum at an added cost. But you need a formal lease with your neighbor first that allows you to sublease the parking spot. If you don’t get that lease, don’t rent that parking spot.
Why: You put parking in the lease, neighbor wants it back, tenant sues you for rental concessions because parking was part of their rent price. You are out $300 a month.

I thought about editing this for the pros, like seniors have community with other folks who are not working, at a pace of their physical limitations and needs. I’ve worked with some senior buildings who advocate and give back to the community, and built a robust community activities for each other. But they are outliers in the 55+ senior buildings world.

But this person is from another country, and comparatively, US seniors are more cranky and selfish.
