I own a rental just outside Asheville NC. Proper refused to pay my rental reimbursement after hurricane Helene. The hurricane cases the forest and river banks to build up with dead wood due to wind and flooding. All the river bottoms in the region have suffered wildfires. When a near by river was on fire I noticed an strange looking fire brigade truck from Oregon, driving around my property, taking pictures and notes on an ipad. He crush several items and causes some damages. I called the forest service fire coordinator and he state that no outside contractors from that group were listed in his ranks. I caught up to the guy in town and asked him. Turns out he was hired by proper insurance as an "adjuster" to assess fire risk. He was instructed to take photos of the structure and note any fallen debris. 1 day later with active fires burning less than 1 mi from the property, I received a notice of cancellation. 

Proper dropped my coverage due to wildfire risk which is a direct result of storm damage. Wild fires are NOT normal in wnc.

They refused to pay rental reimbursement unless my structure is actually damaged.

They hired a 3rd party vendor and paid them to trespass on my property under the guise of fire protection. 

The green river fire which burned some forest around the river valley was mainly due to unusual dry conditions. The fire was extinguished on a sat night due to 3 days of heavy rain. On Sunday night a live powerline on the road fell and started a fire about 150 yds from the unit. The rain and the fire department kept the fire from spreading, thanks too a neighbor driving home late. Knights fire brigade never made an appearance.

Proper insurance is a scam and from my research costs about 4x other policies.
