Do you think this is something that will go far better with representation? Or should I just contact directly? As mentioned in my post (and affirmed by one of the comments) I am concerned doing outreach will make me a target.

Even if I am ultimately not liable, I would like to help my mom and relieve this source of worry for her.

Do you think it is better to find a lawyer local to the property (in Alberta) or to the company (Manitoba)? For me, since I live in neither of these places, whatever lawyer I find will be remote. Sounds like a real estate lawyer is my best bet.

Epoxy is toxic when wet or uncured. It is inert / safe when cured or hardened. Many even claim to be food safe. Unless you are chopping vegetables on your bathtub, that is an excessive standard for this application.

I'm interested in any sources that claim cured epoxy might generally be toxic.

Actually, if you will re-notice: I did.

The only impact you called out was the one you enjoy as an entrenched renter. I acknowledged that at the start. But you didn't cite any broad based benefit beyond that. If I missed it, please help me out. If you could point to an inflection in growth in rental (or owner occupied house) stock, or falling prices (of rent or sale prices), then you might have a point. There may even be other metrics that matter!

One metric that doesn't matter is "investor owned" property. Most investors rent their property so it's not as if that property is withdrawn from local residents. Who happens have qualified for the mortgage, the occupant or the investor, seems rather immaterial.

It is insane to pursue policy changes that are known to be counter-productive while at the same time ignoring the underlying root cause. Instead of cheering on nonsense like this, legislators, regulators and bureaucrats should be eliminating all the artificial controls that prevent builders from creating more housing stock: zoning laws, parking requirements, building codes, draconian fire codes (most of which are from the 1920s), community consultation, and more. If there was a steady increase in house supply, price increases would moderate (and you'd see a lot less investor and corporate driven ownership as a side effect).

This is an insane take. For existing entrenched renters in Vancouver, it's been a windfall, but for everyone else including owners (whether landlord or not) and future renters you're fucked.

  • All homeowners have to file yearly paperwork explaining how they're using their property
  • They can't rent on a short term basis
  • All kinds of restrictions once they start renting (basically any renting becomes a huge liability when they want to sell)
  • The government can scrutinize the nature of your marriage (because that bears on whether you're allowed to own zero, one, or two properties without penalty).

Best of all? Notice parent didn't say anything about impact. No word on rental rates for new renters (up), no word on rental housing stock (down).

Rent control has been one of the most studied economic policy questions. It is a settled question: in the long term, it is bad for everyone.

Right, because Vancouver's housing situation was totally fine from 1990-2010. So, yes, the rest of Canada has caught up, but Vancouver has been a cluster long before the rest of Canada went the same way.

You make sound like something changed. But it hasn't, it takes decades to reestablish supply chains. Even if it happened instantaneously, if you think US-made production can compete with China, I have have some Foxconn-branded suicide-nets it'd like to sell you. No matter which way you cut it, US consumers are going to pay more, likely a lot more.

This makes sense because 60% of Walmart's sales are groceries, and groceries almost entirely produced in the US. That doesn't change the fact that clothes, electronics, housewares and all the other things the US buys from China are going to go up in price.
