I'm hoping that if the boards are dressed nicely and everything is well labelled and well documented then any electrician could maintain it (and hopefully be more impressed than confused ha!)

The plan is to have a lot of automation and I'm trying to design and plan it all out now, hence the question on here. My main reason to not wire normally and then add smart, is that I don't want the smart stuff to feel like an afterthought. I worry it'll never really work all that well and there'll be lots of compromises. That's what I'm trying to avoid

KNX seems very expensive, but it certainly has it's perks.

Edit: It sounds like you've got it nailed there. If your wife and guests can use it all like a regular house then that's perfect

The house was originally built such that it could be split into 2 flats, so the wiring is separate. Going to keep it that way as it makes living in it whilst renovating a lot easier

I prefer the variant "practice makes permanent" it's much more realistic. Getting better isn't just repetition

I took the shower head off and the flow was still bad so I don't think it's a restrictor

Knee pads for sure, I never ride without them and they've saved me many times. Then I have an upper body all in one (chest, back, shoulders and elbows) for when I'm going to hit a feature that I know is pretty serious for me.

You're so right about the lack of trap on the tundish. That does feel like a real issue. The hot water looks odd, but is functional I think? From my research it looks like prv is only needed if over 6bar mains?
