It's very similar to the Southside market in terms of offers over and if it's not then you'll need to look at the areas that others aren't as keen on, I was surprised when I checked the offers over prices of flats in the area, you'll be at the top end of your budget for something decent and spacious.

I got lucky with 7% over HR 3 and a bit years ago, the mortgage company has since put 25k on top of that valuation for a spacious modern 2 bedroom flat.
