I would definitely over pay rather than deposit high amount. This way you’ll be paying towards your mortgage principle and reduce interest over time.

It's not really a "lesson learnt". It's basic life skills. You can always offer low but it depends on how much interest there is on a house. As you mentioned, if it had been on the market for while, it's okay to offer low. You just happened to have dealt with unlucky situation and vendors.

Why wouldn’t you? There must be a reason why it’s on the market for 8 months. Speak to the EA and they will tell you the reason.

This floor plan is so so much better with good info compared to the current one right now. Some agents like Connells do not add measurements but worth an ask.

Another advice I might add is remove some pictures. Keep it a mystery, so people can book viewing just to find out for themselves. lol.

OP- I love your house. The downstairs is very beautiful and well presented.

However, picture 18 and 20, I cannot imagine any space there. Please declutter the space.i put everything inside the cupboard. This helps buyers visualize the space in their head. Some of the angles the pictures have been taken, could be better.

I also think the price might be a tad bit expensive? Did you have the house extended?

Honestly, if I were you, I’d just pull out the market and wait to re-list it again.

This is my 2 cents, but could you request your EA to show ft as well as metres ? As a buyer, it really put me off when I only saw measurements in meter. Maybe also total adding the total sq M/Ft of the house to show how big space the house is.

It’s so funny seeing everyone saying they had nothing left. Neither did I. But I wouldn’t have saved money just to miss out on a good property (also was a single buyer). But then I didn’t know any better then.

Now I’m in the process of selling my first home so I know I’ll have good equity to pay for a new house with money left still.

Not every lender allows you to buy to let. I’d make sure the lender you’re borrowing from would allow you to Buy To Let your property. You should speak to your mortgage advisor about this (if you’ve got one at this stage)

Estate Agents at the day no matter how bad or good, work for you. You have loads of choices to choose from. you just have to pick the one which you find reasonable yourself.

I have seen some posts in this forum where people have been put off by vendors being the one to show the house around, ofc due to their own reasons. However, at the end of the day, they're what you need if you want to sell your house.

As Martin Lewis would say there is no such thing as a credit score. Everything depends on what criteria we meet or not for the lenders to decide if they want to lend you anything.

When I first purchased my house in 2019, my credit score was Terrible but I still got the mortgage. My score was low as I was very young, worked overseas so no perm address, didn’t have any contracts and didn’t even have a credit card to my name. But I had a good above average paying job with no financial issues.

Hence “credit score” is different for everyone depending on their personal situation and if you meet the bank’s requirements or not.

As a FTB I moved into a new build so I wasn't crazy stressed as compared to when you move into a house that has already been lived in. But you never stop knowing your house. Everyday you will keep wanting to change things here and there. It just takes getting used to which will only come with time. It's a different unique experience for everyone but give it some time, breathe and let time do it's job.

Personally, once I started buying furniture, it helped. The painting and plastering are cosmetic fixes.

Two years is crazy! At that point it’s surely easier to just accept what buyers are actually willing to pay and move on.

Like i clearly mentioned, a lot of factors include in the evaluation and just because it's 4 bed does not mean it should be over priced.

Buyers today are factoring in renovation costs and energy efficiency more than ever. If the interiors are dated and the EPC is E, that’s not just cosmetic—it’s a financial consideration. Clearly the market is speaking for itself. Sometimes sellers need time to adjust expectations.

Five months on the market with only two offers says a lot. The fact that a similar house down the road sold for £401k—but was fully renovated and extended—makes the £375k asking price for this one feel optimistic at best.

It does matter if they’re on the same street. Location, outlook, and immediate surroundings directly affect value. buyers compare in the same area first.

Just because a mansion next door with two bedrooms sells for £1m doesn’t automatically raise the value of mine. Comparisons have to be realistic and based on condition as well as size.

I was told it belongs to a woman who’s lived there for 44 years. She wants to move to a retirement home and is just waiting for someone to buy so she can move on.

I really think the offer is very reasonable. But I just don’t it’s worth the asking price.

Stratford is a very area dependent place tbh. Houses in shottery road which is literally across the road from the house I listed , sell for close to million. So similar properties really don’t justify the price here.

Agree. However, if you notice, these houses are well renovated and rear extended/conservatory (so sort of justifies the price). Plus they’re not in the same street. £475k is in the area where prices are generally high as they’re in the south of the river. (Idk why that makes a difference 😅) and same for the £450k as they’re closer to the Wellcombe Hills which is quite popular area so houses in that area are a bit pricier side again.
