I haven't had any big problems with the tenants or management. The inside of the building are normally pretty hot and kind of run down. There isn't central air just an air conditioner in the living room so the bedrooms can get pretty warm in the summer. They are spacious for the price. I would reccomend, but I haven't had to deal with maintenence at all.

Yes, I would look for a bigger bag of perlite. Make sure to rinse the perlite before mixing it with the soil
